I don't want to get shot down for having a glance over the wrong side of the power station site but FPP isn't going to be the cake walk they thought it was.

Xscape not quite as on board as we're lead to believe and I have it on good authority that ASDA and possibly Freeport are set to object as well.
I genuinely hope they can get this sorted out soon but it just goes to show that there are still many twists yet to come in the districts stadium sagas.

hope they don't get their way and cas can progress , many new grounds are near buissness parks ect , wigan for 1 . if cas made 880 spaces available this may be enough in line with others like lets say shedingley

Not sure they will see it like that, because the fans will go to the game, clog up the roads and then go home (particularly as they will end after the end if Sunday trading hours). I live in Preston and sometimes need to go to the Deepdale Retail Park. I always check whether Preston North End are playing, and if they are, I don't go. I can't be the only one.

| I actually work at freeport and i know that many of the businesses up there are worried if the stadium gets built. They are worried that the fact that the roads and car parks being clogged up with rugby traffic is going to put actual shoppers off going on matchdays which with cas will generally be Sundays which is the 2nd busiest day of the week.

| They seem to have brought this on themselves somewhat. The main issues is that the reserved matters proposals have reduced the number of car parking spaces from I think 1125 (don't take this no. as gospel) in the outline planning to around 880. This of course opened the opportunity for Xscape and now possibly others to object and push for these and possibly more parking to be provided. The issue for them is not the development, the stadium will bring extra business (maybe not that much to Asda) and therefore potential customers, it is making sure they have room for these potential new customers along with the existing ones! The are worried about dead-time in their car parks, so people turning up early or staying on after and using their car parks is great but if they turn up, spend an hour or two with them, putting money in their tills and then they bugger off over the bridge for 2 hours leaving their car in their already near capacity car park they have a problem! That 2 hours could see Xscape and J32 having no spare car parking spaces but empty shops for this 2 hour + period. At the moment you can safely say that any car in J32 or Xscape car park has the occupants spending their money at one of the two sites, for the full duration of their stay.
It is too simplistic a view that a small minority of Cas supporters are taking by saying 'they should be pleased to get all that extra business' I think they are and will be... assuming that actually turns into increased business and revenue, but without adequate parking they might actual take less money on match days than non-match days. You can see there issue!
That all said this could be just a try on by Waystone & Cas. Less spaces means less cost and it was maybe worth rolling the dice to see if Xscape noticed they had reduced the number of spaces. Well it didn't work and they might have to put them back.
Also, there is a credible theory that Xscape and Cas might have hatched a plan to get rid of Xscape's overflow car park, which they have to lease and would appear to be S106/planning condition and this objection is all part of the plan! Xscapes customers don't use the overflow car park as it is too far away. The Cas stadium car park will be a better option for them to use as overspill and it will just be over the bridge, a very good location and a way for Xscape to get another 880 of overspill spaces for peak on non-match days!
Either way it is just something that will resolve itself prior to the April decision date I expect and they will agree a compromise and that will be that. This is a minor blip, nothing more.

| I said this 3 / 4 years ago that the area wouldnt be able to copy with a Rugby Stadium after the success of Freeport and Xscape and now they have plonked the B&Q and the massive asda is up and running.
yes there is a train station but its not much use on a Sunday with one train every two hours.

I don't think it is a road capacity issue, they have to build the new road to the stadium before it can open, as a planning condition, and although it gets busy, now the roadworks are sorted access and egress is fine even at peak. It is just about car parking spaces and controlling of car parking in and around the site that need to be agreed on.
As bigalf says, they will all sit down and sort this out and reach a position everyone is happy with.
