| Clearly nobody actually knows the price of either plot, so there's a fair bit of guesswork going on.
The point remains though - where are the millions coming from to acquire both sites and build anything like a decent facility for the long term? Short of levelling the surrounding houses, I'm not inspired.

| Going back to the issue of Yorkcourt may be wanting us away from the Newmarket site whilst retaining community and training facilities there. The developer and the tenants, especially of the warehousing want a 24/7 operating facility with lorries etc being able to gain access with ease (that's why it is just off the M62). However there could possibly be up to 20 occasions a year when the area is locked up with people and cars for 3 or 4 hours and this does not sit pretty with lorries etc trying to gain immediate access, with their clients wanting Just in Time delivery.
The Trust/WT(us especially) ought to play hard-ball with them and say tough, until we get what we want (at BV as seems to be the case), then we are going to play at Newmarket.

Regarding this isn't it the case that there are legal moves by the owners afoot to have the covenant that means we have to have somewhere to move to removed?

I'm sure I remember hearing that the agreement with Yorkcourt provided around ยฃ9M worth of funding towards a new stadium, with anything further to come from Grants and other parties (eg Wakefield College etc).
If Vasty's figures are anywhere close then ยฃ3M to buy Belle Vue and the Superbowl site leaves a significant chunk of money to put towards redevelopment.
It would be nice to get some real clear information on what is the new plan but I guess as ever it will be a bit of a waiting game.

Yorkcourt at a guess. It's not ideal but a half decent BV as opposed to the absolute zero we have now is still a huge step forward.

| It's also worth factoring-in the extra revenue that Yorkcourt will earn from being able to commercially develop the plot at NM, that was to be for the stadium.
They will earn more and yet may be looking to spend less.

Correct, say 10 million our way (cash or kind) and it's still a massive bonus for them - unless we are missing something.

| From those on the inside, is there a feeling that this was the plan all along, that the developer would use the groundswell of the stadium to get the project through and then ditch it once it was approved? If I was an opponent of the scheme, I would feel pretty cheated, particularly as a lot of the public inquiry focused on the need for a stadium.

From what I know it's a resounding NO. A bolt from the blue, though I can say since all this NM began it was always an option but the most unlikely one - again as far as I know no one was expecting this as a likely outcome. HTH.

| Planned from the beginning or not, I don't know but YCP have used a loophole to get around the S106 agreement and not 1 square cm of Newcold will count toward the trigger point

Nope, also any subsequent builds may not either.

How is that possible? I appreciate a loophole is suggested, but what loophole?

Something to do with separate planning applications for each shed.

If that's the case, then the whole thing stinks to high heaven; and as Slugger has suggested, the opponents of the scheme could reasonably feel that they've been had - as could the inspector at the PI, who seemed very convinced by the arguments in favour of the community stadium.
The total lack of information coming from anyone other than the WE doesn't help the situation; right now, I'm feeling like this is another example of having our pants pulled down, which has become depressingly familiar to WTW fans over the years.
