Asda in Wakey is well outside the town centre, about 3 miles I think, with good access roads allowing easy access. It is probably just about the ideal location for such a store as regards minimising traffic problems, but despite this it still causes congestion and traffic problems on a weekend - and its a nightmare at bank holidays! Having said that, the supermarkets won't be interested in the site if there are access problems, as this would put customers off, and the planning department/highways are well clued up on this - the anti-supermarket lobby around the country has seen to that!
What it will probably do, being so close to the town centre, is kill off your small local businesses such as greengrocers, newsagents, butchers and your milk deliveries. They will sell anything people want to buy in a convenient 'one stop' location, it will be cheaper than a 'proper' shop and will leave a town centre full of take-aways, hairdressers and poundshops. Is that a bad thing? People choose to buy there, so its difficult to say it is, but its a bloody shame for hard working shopkeepers that have built up a business over many years!

Sadly, that pretty much sums up Cas town centre nowadays anyway. There's only really the market that has any representation of independant traders. I don't think a large food orientated supermarket on Wheldon Road is going to damage business there any more than Asda at Glasshoughton has. The main issue, as many have pointed out, is access. The roundabout at the bottom of the bridge is bad enough on normal weekends - it could be a nightmare without new access points (new bridge and road at the old Wheldale pit?).

Where do I suggest that the traffic will be constantly at match day levels???
Quite clearly I put "the equivalent of match day traffic on their doorstep every DAY".
The biggest problem you have is recognising you have a problem.
Residents want convenient shopping - they don't want a superstore and the associated traffic on theor doorstep.
Also the road infrastructure is inadequate, but hopefully you can overcome these issues.

Council needs to get its act together or town centres will give up on what little life they have left. Free parking and cheaper rates for small shops would be a start.
As for WR, its a pity you can't build your stadium there, with a bit of imagination it would make a fantastic riverside stadium and would actually bring money into the town centre rather than its periphery.

Nope. Planning permission was granted for a Tesco superstore in Stourport-on-Severn, Worcestershire (where I live). Oddly, it's in a similar situation to Wheldon Road (on the site of an old Carpet Factory, nearby some former industrial space surrounded by former industrial housing, no local retail sites and by a river.) The traffic situation in Stourport is much worse than it is down in that area of Castleford, objections were lodged by residents, shopkeepers, the other major Supermarket in the town (Co-Operative), and still planning consent was given.
So I wouldn't write it off just by that type of speculation yet. At the end of the day, if Opus is involved, they must be fairly confident of getting permission. They're in it for business, pure and simple. If they didn't think it was possible to do, they wouldn't have touched it with a bargepole, and they have much, much more experience of these type of projects than most of us.

| I'm not writing it off, and I take your point that big business doesn't chuck money around unless there is a real chance of a good return. I would assume that if access was an insurmountable problem you wouldn't have got this far with the sale. All I would say is that from the experience Trinity have had I would bet that you if think access may be a problem, it won't be - but something else will sneak up behind you and try to pull the rug out from under you!
I was actually looking at access from the supermarkets point of view, not the residents (although I'm sure the supermarket would have a deep and heartfelt concern for any inconvenience they may cause the neighbours - Ha!). If its too hard to get to, customers will go elsewhere. Thats why I don't believe it will be a problem - you'ld still be trying to get any interest in the land.

| So here we are after all the consistent failed dead lines and promises by Dickie Wright your still no nearer to your new ground than what you was 3 years.
It seems I was right all along when I was telling you that the funding wasn't there. The abuse from the so called [i"in the know crowd"[/i that was aimed at me for delivering the truth was all unfounded in the end. I think I'm due a few apologies from several posters on here but I won't hold my breath!
If this Supermarket firm does buy the land I'm pretty sure you'll be getting exactly what the lands worth and not a penny more. I know from working in the industry the major retailers are massive land owners and experts at extracting the best price for land. I certainly can't see them paying more than any housing developer for your land, a price that will be certainly less than the shortfall needed to build Glasshoughton.

| Casting our minds back....I think that the thread started by asking why Cas weren' at least doing something with the land allocated for the newbuild.
A couple of reasons spring to mind.
1) At the 'Meet the Directors Night', Dicky Wright, Andy Reed and Ian Garforth emphasised that others are wrongly interpreting that the RFL have set an 'absolute requirement' for a new stadium to be built for a successful 2012 franchise bid. Many there questioned this and refered to what the likes of Clarkey, Stevo and Eddie have re-itterated on numerous occasions on TV......our Directors dis-missed these tv pundits opinions as speculative.
2) Andy Reed emphasised that there is no way that the club will sell of it's major asset (Wheldon Road) until (a) The price is right and (b) We have assured ourselves of a 2012 franchise........as it would not be in the best interests of the clubs future.

So that would mean that you are considered to be in a similar position to Wakefield re: stadia on franchise decision?

| How so?
If both clubs are still in their current stadia, both not started. Groundwork, one has finance, one doesn't and to achieve that will have to sell land which may take time( planning). One has planning and one has been called in.
Seems similar position to me.
And if the above is the case then will both clubs would be judged on their current stadia as it stands?
Would like to see both built by the way, and yes I'm a wakey fan but think if we both got up and running in new stadiums it would be a massive boost for the area.
