FC only managed to surpass 12,000 on three occasions last season, compared to eight times in 2010.
And Pearson says the club now faces a long and difficult road back to profitability as a result.
"Let's get one thing out in the open, this club does not make a profit as may have been reported," Pearson told the Mail.
"The club will be ending the financial year for 2011 by posting a loss of £300,000, and I can't see that changing in the short term because there quite simply wasn't enough investment going in.
"I now understand clearly why the previous board were attempting to sell, and that is because they were going to have to put some money into it.
"This club is creaking at the seams with under-investment and that has to be addressed."
Pearson has made sweeping changes at the KC Stadium, on and off the field, during his six months at the helm.
It has sparked renewed optimism amongst supporters, with more than 8,000 having bought season tickets for the forthcoming season.

Exactly this, AP unlike Hudgell has class and humility. Its what all chairman of the SL clubs will say, he'd no doubt have said similar about Salford.
As for your Lardy I suggest you worry more about the future of your club and the serious pitfalls it faces rather then drag up news that isnt current and 4 years old. Hull FC have moved forward since then and for the better with this season showing that emphatically.

Our average attendance this year was 11,468. The average excluding the Rovers home game 11,067. 401 difference.
The Rovers game brought in 17,481. 6,414 above the average.
Let's say match day tickets average out at £20 for arguments sake (taking into account freebies for junior away supporters, away club getting a kickback from sales, cheaper to buy earlier etc).
6,414 x £20 is £128k.
Under the T&C's from the deal with the SMC, I believe we only keep half of that, and receive nothing in the way of food/drink sales. So, £64k.
Things that are more important than a Rovers home fixture financially:
- Getting into the top 8 & the difference in attendances that'll bring vs home games against Batley/Feath etc in the Middle 8.
- Top 4 to ensure the extra home game.
- Winning the LLS
- Challenge Cup home QF tie.
- Improving our average attendance by 402 or more.
- A Challenge Cup run (Semis/Final)
- Reaching the Top 4 Playoffs/GF
That's before going into any of the other financial benefits away from ticket sales/prize money. Basically, you won't be missed Keith

I can understand that but didn't Tim Wilby try to do exactly the same thing you all seem to forget that and on Hudgell not all us Rovers fans think he's some sort of god I know he bankrolls us but because he does he kicks off if anyone dares to criticise him and threatens to take his ball home

Some serious things, you as a fan?, and your insipid owner, need to adress, immediately.
1. Loss of £1 million of SL funding.
2. Trying to rebuild confidence in a shattered team, coaching staff and club staff.
3. Trying to get into the top 4 next season, just to make the Play Offs
(you'll find that teams will want to take your particular scalp)
4. Loss of gate income, your bandwagoners have just left the building.
5. Will Tim still be coming with his Salford merry men?
6. Is Peacock really the man for the job.
That's just a few, I can think of.
It seams as though you lot think you'll come straight back, remember the salary cap is still live, so you'll not be able to buy your way out a la Marwan. Can't see you competing with the SL clubs, if you make the play offs. Salford won't make the same mistakes.
We have a season to look forward to and no boring derbies.
You, I think, a few seasons in the lower leagues, whilst Grudge adjusts his finances. He supposedly stumps up £500,000 a year to keep you going? Can he run to £1.5 million, doubt it. Will you go part time?
As Wilf put it "what goes around, comes around".
Hopefully, see you but wouldn't want to be you.

Don't think anyone has said Rovers fans think Hudgell is a god, I myself have just pointed out some of the reasons that many Hul FC fans will not be losing sleep over your clubs demise from SL, the vast majority of it for me is down to Hudgell and the reasons i posted earlier. He has insighted a true bitterness between the clubs over the years and taken what was always a fierce rivalry but added a nasty and bitter edge to it because of his hatred of all things Black & White.
Decent Rovers fans amongst will know only too well that Hudgell is one of the major reasons for your clubs relegation and has left your club in a very precarious position with the reduction in income from next season in the Championship.
What would be a major worry for me if I were a Rovers fan is how you get back up into SL. This season will have been a eye opener to all SL clubs in the fact one of the SL clubs has been relegated for the first time since promotion/relegation has been brought back. SL clubs will now be looking to be even stronger so this doesnt happen to them and those that fall in to the middle 8's will want to ensure they stay in the top 4 so as not to repeat what happened to Rovers.

Seem to remember Wilby and Lloyd wanted to merge the two clubs and have the resultant team and City playing in there planned stadium. The idea was an anathema to all concerened to the point that Roy Waudby tried to buy back FC and eventually proved there downfall.
Barry Lilley on the other hand refused to take 2 SL clubs into Div. 1, because SL was restructured to 12 teams after the breakaway. His actions lead to Hudds merging with Sheffield and FC absorbing Gateshead kuching£££££
