Well I do and I live in Stanley... this is one of the main reasons I am trying to do my bit to support this scheme as well as for the good of RL. The team I support is not under threat of expulsion from Super League, our playing record has been quite good in recent years, we have good youth development, spend to the cap, make a profit and have plans to improve our now ageing ground.
This line about unused warehouse space is not really true either (don't believe the hype), some space has come free in the older units around J31 but mostly due to the economic climate but when you look at J41 M1 then all the warehouse space is full. Once again there are some older offices around the area empty but many of them are 25+ years old and need to be knocked down and replaced, as do many of the older empty units which are empty because they are not suitable for current logistical standards and operations. If you look at the York Court Paragon estate as well, although they have quite a bit of space left to develop new units, all the units that have been built are taken. Same goes for M1 J39, the Peel site, all the ones that are built are full.
We will have to disagree about growth mate, don't forget the Bank of England has just downgraded it's growth forecast for the next 12 months as they start to take account of the actual cuts being made by the current Coalition Government and Wakefield has failed in recent years to take it's share of any growth, falling short of the national average.
The WMDC planning policy team have not highlighted the Newmarket Site for B8 development for any other reason than it is a suitable piece of land to meet national and local targets for employment growth. This land was always going to get re-designated in my opinion, irrespective of any current or potential future applications for the area, Wakefield Community Stadium, Surf Word or bloody UK Disney World, because the site stacks up as being suitable in most ways for future development... plain and simple!

Outwood stanley Wrenthorpe is Wakefield more jobs new stadium, Wakefields more than the City centre + city centre is not next to the motorway. I don't get your arguement, looking at your previous posts you seem obsessed with our stadium, just be pleased for us. I hope you get yours and we will both be playing each other at our new grounds in 2012.

However, regards to the quoted bit above, haven't we just announced growth of 1.1% for the past quarter? www.bbc.co.uk/news/business-10737352
That to me, shows that the country is achieving growth and with continued investments by businesses in their current structures that can be achieved progressively and much quicker. I realise that this can also be done at Newmarket too but it can be achieved elsewhere too. That was my point. I go into Leeds often and notice the new office space all around Leeds train station that is unused. I think that is why I'm quick to note there is some areas available for stuff like that.

Far from it. I am keen for both clubs to be in new stadia at their respective chosen locations and some people, despite me continuously saying otherwise, seem to think I'm determined for yours to fail or that I am in some way trying to cause trouble. I'm not.
As for not getting my argument, it is probably my delivery rather than what I'm trying to say.

| Just to add my two pence to the will the RFL kick out a club in 2012, I think IF and it is still a big IF, Salford, Cas & Wakefield do get substantial under way with the development then the RFL will not kick anyone out. I think the RFL have to be seen to be tough and look how much everyone at both Cas and Wakey is doing to make the new stadium's happen... so it is working! Even the RFL are not that bloody stupid because if these ground developments do start in time then kicking out a club is to most probably make them bankrupt, and the RFL will not do that! Widnes, Leigh & Halifax have got their grounds sorted outside of SL and if they don't get admitted they will still be there and still in business and able to apply in another 3 years.
The issue is who will and who won't get that sorted in time? I think the RFL feel that not all of the schemes will come off, I don't think they are wishing for it at all, just that it won't happen and then conyinuing to deny NL1 side a place is also very difficult for an independent sporting body!

Yes, but read the story, it was unpredicted and a surprise and the IOD guys says, right at the bottom, that this ain't going to be maintained. The Bank of England, as I said, has just down graded its growth forecast and while the construction industry had it's biggest growth in years, it was purely because schemes that had stopped or had been put on hold started up again. Leeds & Wakefield have two examples of massive retail scheme that have done just that. However, the Government has canned (for now they say?) 700 new BSF projects that were in the pipeline, OK 700 still go ahead but Yorkshire was hit hard and the 4 new Bradford school projects have all been canned!
There has been an over development of Leeds City Centre office space in recent years but that was because they developed two much residential space and many sites got switched over. Now that Leeds City centre residential space is in short supply again, they will build more flats and once again when they oversupply, they will switch back to office... what goes around etc!
Don't mix up city centre office space with out of town office space, they do generally serve different sectors and requirements and some businesses use both for different strands of their business.

| Cant see any local builders or tradesmen getting in on the act at either site!! Can see it being cheap EEC labour for companies to maximise the profits on the build!!! So thats a blow to the local economy. Even after the sites are completed can you actually honestly think that there will be jobs for locals? NOT!
