Bit of a politicians answer from YC, after all it is the S106 that the develop hangs on. If it’s not been sorted after nearly 2 years then I find that worrying.

It looks like IA's e-mail has prompted all who spoke or asked to be informed to have the above sent to them.
I would not get unduly worried. Delays are common in development and the e-mail states that they have been assured that they will receive the completed document shortly.
If some people are hoping that Newmarket will not receive consent then they are clutching at straws, its just going to be a bit longer.'"
I’ve no doubt the development will get consent, my concern is when the stadium will get built. There can’t be too much to negotiate between the Council and the Developer other than when the stadium construction commences.

Section 106 Agreements are often the subject of negotiation. The Council want it "gold plated" the appellant wants to "bronze plate" it and after negotiations agreement is reached to "silver plate" it. Happens all the time.
Please people, don't panic, just have a bit more patience.

SC, does it usually take two years? I suppose in normal circumstances the time isn’t such an important factor, however with an imposed deadline hanging over one of the main tenants of the development it should expedite matters a little.

The development will happen, don't worry your tiny little mind about that. Just have to tie up a few loose ends, which the S.O.S. office was aware of, hence a small delay and not a rejection. Keep hoping it fails though if it helps you sleep at night.

| I have just got the e-mail too!
I told Michael Taylor that his e-mail had been published on a public forum, so I suspect he decided that sending his e-mail out to everyone was probably the best things to do under the circumstances.
I will let you know when I know more.

It wasn't until the Inquiry that the finer details of the S106 Agreement were discussed so they haven't been working on the S106 Agreement for 2 years.
The Agreement is important to all parties and its vital that its right, particularly if you are having to put a substantail amount of money into the Stadium. There has to be a bit of prid pro quo and YC have to be allowed to build units before the Stadium or the development is not fundable.
As I've said people can panic or not. They can believe IA or people on the Cas Forum who are crapping themselves and praying that we fail as our failure would appear to be their only chance of success.
Having worked in development for 30 years, on developments like this including Glasshoughton I'm not concerned but I have learned that you just have to be patient - it will happen and we will be awarded a franchise in 2015 and you can quote me if I'm wrong.

No worries. I suspect that a draft of the 106 Agreement will have been circulating between the parties. YC will have submitted a draft but the SoS will not grant formal consent until the document is signed and sealed.
