As an outsider In terms of success it might be difficult to calculate the achievements made by SWAG, but knowing all 5 of them I'm sure they're proud of what they were involved in and the strides they made as a group doing their best to help bring about a solution for the club and it's fans despite the sacrifices made by the group, as I'm sure Ted Richardson & Co will testify, elected spokesman or not all vastman is trying to do is give you the benefit of his experience in the matter which you clearly don't have, he's not your enemy we're all on the same side so maybe you'd be better cutting him a bit of slack instead of the constant bitching towards him, just saying like.

| I get your point Cosmic, if you compare what we have with what was originally envisaged then it isn't as good.
But if you compare it to what was available after it went wrong, this is an outstanding achievement.
Some benefits of the original plan have been lost but with some good negotiations, we have new benefits.... In that we are still at our spiritual home, and we own the stadium all be it propped up with loans. We have more power to design what we want at Belle Vue too.

Thanks. The part I played was quite small, mainly the first five years. But some like Phil deserve a knighthood for what they have done. There are so many who’ve contributed I wouldn’t know where to start.
It’s insulting to those people when this Buffon comes on talking utter garbage. The lack of gratitude is stunning but sadly not totally unexpected.
Special mention to JM whose run with this for two years and worked tirelessly for no reward.
Then this idiot starts to have a go, my blood boils it really does. Yet he’d be the first to point fingers when stuff goes wrong, chuffin armchair warrior.

you should be venting your spleen to the council, its them that have allowed this to prolong you can't hold it against the club and I'm sure they've looked into the legalities and would of done so if the case was water tight.
the fact that Box is no longer at them helm still doesn't seem to make it any easier to get it moving the WMDC should of put a halt to Newmarket developments when it realized what their intentions was

The fault 100% lays with the Council and let’s not forget Sir Rodney part.
As far as I understand it there was some legal pretext we could have followed but the cost would have been too high and the results not guaranteed. YC would have done what all these dodgy businesses do and gone bust then started up again. Even if we’d have won and they hadn’t it would take years.
What we did on the end was to take on the council and force them to fulfil their commitments or as much as they possibly could.
The council got a new leader and played the last remaining card they had, plot 8.
This was the one thing YC really needed to make big bucks and so a deal was struck.
Despite the opinions of our resident flat earther it’s about as good a deal as I think it was ever possible to get under the circumstances.
YC may still be laughing but not as much as they were, 8 million is still a lot of money and it’s certainly money they won’t have wanted to lose.
Yep they got away with paying a huge amount less and years later than they should have but at least hopefully we didn’t end up with zip.

That was the original estimate for the work, since then it may have risen to 12 million apparently but it's just a ballpark figure. Not sure what YC's actual contribution is but it must be substantial as we certainly can't add much.

The paragraph below comes from the Developers revised planning statement 10th September 21
The financial contribution demonstrated by the viability appraisal to be affordable of £8.3m is sufficient to fund the works at Belle Vue proposed to be undertaken by Newmarket Lane Limited (the works are subject to a planning application which is being concurrently with this application). and hence capable of delivering the financial contribution to the works cost. Newmarket Lane Limited will let the contract for those works and will be the employer under that contract. It is envisaged that the contract will be let in late 2021 with a 12 month construction period. Newmarket Lane Limited and its contractor will be granted a licence by Spirit of 1873 Limited to enter onto the ground at Belle Vue for the purposes of carrying out those works. The Spirit of 1873 Limited will fund and appoint the contractor for carrying out the works that it has identified as carrying out. Between Newmarket Lane Limited and the Spirit of 1873 Limited, the entire works package will be delivered.

Stadium redevelopment
This Plan considers Phase II of the stadium redevelopment plan and follows the acquisition of the freehold of the existing stadium and adjacent land in 2019. The development is to be largely funded by S106 monies from Newmarket Lane Limited and directly from Wakefield MDC. The redevelopment will include:
• Construction of a new 2,500-seater East Stand to include a hospitality/conferencing facility
• Refurbishment of the existing “Rollin Shack” to provide multi-functional community facilities including dance studios, café and club retail
• Renovation of the North stand terracing enabling an upgrade to spectator amenity in that part of the ground and increase overall ground capacity
In conjunction with this work, the Club will fund an upgrade to the existing floodlights and install a 4G pitch suitable for all weather use by the Club and the Community.
The total cost of the Phase II redevelopment is in the region of £12m.
Whatever the costs are on the legal contract, we probably will never know. All we want is enough funding to do a decent job, and I agree it’s not what we were initially promised, I think those in charge of our club have salvaged the best deal possible from the ashes.

Agreed, but I'd have that as a given.
I remember when I first started watching in the late 80's the North and west terrace were serviced by a bus shelter urinal behind the North stand and one sit down bog in the old boiler room thing, diabolical even then.
