Theoretically nothing I guess, other than finding the money to finance it. If it was funded by the club with a loan from a bank, and then let as warehousing, that would potentially be another stream of revenue for WTRLFC over a long term period. Totally understand that the "getting a bank loan" bit would be difficult, but this would be an investment that offered (or should offer, assuming a tenant can be found) a source of rental income to pay off the loan.

| So if Clark's do go there is it just a Distribution Centre or will they build there own Pub, because that is what will be needed on the site as well just like Leigh Ground. Are the trust going to be canvassing the different Foods&Drink chains ie Weatherspoons/Flaming Gril's if there's potential of building onto the Newmarket site just wondering.

If I rember correctly weren't there plans for a pub/restaurant on the Newmarket site?
Regarding Wetherspoons (Railway stations, airports etc aside) do they ever do new builds? I always thought they took over old buildings.
As an aside, in businesses such as this, who touts the land around? Is it Yorkcourt? I can't see for a minute that the trust will be the ones to promote Newmarket.

A lack of willingness to sell and a lack of money to buy it anyway at a guess. There would be plenty of land left, you'd have to buy the rest to tempt Yorkcourt and the farmer they have the deal with. Also wouldn't Yorkcourt selling the remaining land whilst never reaching the trigger absolve them of ever making the stadium payment? So we'd have to find an extra ten million quid for that as well.

You are right though, no pub in the plans. A fast food restaurant is the only retail allowed up there i think and that can't be built until the stadium is up and running.

The Winter Seam at Excape was a new build.
