Its not uncommon to allow a Devleloper to build out part of a site first particularly when the site requires a large amount of expensive upfront infrastructure to enable him then to fund the subject of the S106 Agreement.

The 60,000 m2 of building is not the real problem but the Planning Authorities failure to ensure that the massive Newcold development is captured by the agreement. If they had done their job properly almost three quarters of the trigger figure would have been met. As it stands the "clock" is still at zero.

The SoS is not the bad guy here.

The bad guy is the developer. Yes quite obviously the council have been far from helpful but even if they had included the giant white box within the trigger point then Yorkcourt still would be able to build in excess of another 21,000m2 of development without building us a stadium. I don't think they ever had any intention of going past this figure and never will. As it stands they haven't done anything illegal so there is no legal challenge against them and whilst trying to take on on the council might bloody a few noses and give a sense of satisfaction it won't get us a stadium even if we were successful in court. Given that further alienating the local authority could be counter productive moving forward is it worth the expense and risk of a challenge? My heart would say do it but my head says no. It's a tough call.

I don't think the developer is the bad guy at all. They're a business, whose purpose is to make money. They agreed to the terms of the s.106 in order to get planning permission, but if they can get around it because of a weak LA then why shouldn't they? Morals in business are a rare attribute, unfortunately. They must have been laughing their socks off when the LA granted permission for Coldstore outside the s.106. The economic climate has also not been conducive to this type of development, so delays were inevitable. The problem lies with the LA who still hide behind semantics and deny responsibility for planning issues in the district.

The area to the trigger point was reduced during the process (I think it was 100,000 originally), but there is nothing wrong with the trigger point, just the willingness to abide by it, hence we believe it comes back to the overseeing planning authority.

The first part of your message is spot on, but the bit about economic climate is not. In Wakefield we have seen Trinity Walk and Merchant Gate completed and warehouses at Normanton (By the dozen) and at Knottingly. There has been plenty of business, but why is NM not even signposted? He doesn't want to do business IMO

I really have to disagree with this point. The local authority or should that be the person in total control of it, has an agenda against the club. He can't be alienated anymore than he is , he hates us and that's all there is to it.

Look at the state and the mess we are in as a result of this and all the false promises made by WMDC.

Then compare that to Cas who are getting a stadium GIVEN TO THE CLUB and not to a trust. They don't even have to try over there, they don't need a swag set up or anything. Their development is on green belt just like Newmarket, but they did not have to jump through hoops and have a full public enquiry, things just seem to miraculously drop into place !!!

Yes, I think updates by the club are a good idea on the ground, just to give fans an idea.

The updates could also include things like how ticket sales are going, and updates on player injury news etc.

It doesn't have to be a War And Peace statement on the internet, but it would give fans an insight, which may also reduce some of the number on posts on here, who think they know the ins and outs, but in reality, don't

Is it beyond the realms of possibility that YC always intended to submit a separate planning application for Newcold, once they'd used the support of the WT fans to get the inquiry decision to go the way they wanted it to? I still feel embarrassed that I attended that event, and even arranged for a speaker to highlight the benefits of community sports facilities to the prospects of children.

These people aren't stupid, and developers are always playing the long game; it wouldn't surprise me at all if that was their intention from the outset, with a quiet word from Box assuring them that he'd see the separate application smoothly through the planning process.

Very much this. There is a big smell coming out of Wood Street and I hope Box eventually gets his comeupppance. Sadly it won't help the club with the current situation.

I do think we can expect some morality though. Yorkcourt mobilised the support of the people of Wakefield to get a development on green belt land, intending always to shaft them once achieved. That is the very worst side of business and the council have let them get away with it. For a Labour council to side with the very worst aspects of Thatcherism, that the pursuit of wealth trumps everything, is surprising, particularly when you consider how Thatcherism ripped the guts out of Wakefield.

It's not only Wakefield trinity that's lost out what about all the other sporting facilities that were promised for the young people of Wakefield shouldn't the council be fighting for them there's nothing for the young people in the Wakefield area it's a disgrace.
