Your point about IF WMDC wanted to build is absolutely bang on. We all know they could but the key thing is IF and as we have seen they seem to find many reasons why we can't.

| The land around Pugneys is largely owned by Peel Holdings and is expensive to buy due to its location, access and desirability to multiple industries. Any stadium funding would have a huge hole put in it just to buy the land

Whats the score with the land at Newmarket, is planning etc still valid or, are we back to square 1.

| The best place for a stadium was and has always been for the last 30 years near jct 40 the old Roundwood Rangers/Manor pitche's,Now up there there is Silcoate's Pub/Benfield Toyota/Total Fitness and load's of other business why oh why didn't the council& the club look up there.

| I think Peel holdings own the land to the left driving in to Wakefield from the motorway . IM sure I saw some planning application for some holiday homes in the land between Pugneys and Asda. You also have the fielda known as the cowies behind st Georges church and spreading up to the bend in the road, that's always been brush land. Opposite the Pugneys driving from asda before the round a bout you have a large area of land that quite often holds camping club events.
The lake and surrounding area I feel sures owned by WMDC . The council should look at developing the whole area and providing a fscility to be proud of, it would be interesting to know how much money the council have made since it introduced the car parking charges a few years back
Thinking about it if you contiue driving with pugneys on your right towards wakefield you also have a large chunk of land before you reach the bridge on your right hand side.

However the new stadium development has been handed to the puppet Walker and his phoney trust to oversea. Then slowly but surely problems will start to emerge and eventually the whole new stadium will be scuppered just like the half or dozen other schemes that have failed with this council.
By this time everyone will be much richer, the club will have just about gone and everyone will live happily ever after, appart from the Wakefield tririnty supporters who will have been finally shafted for good.'"
This is the crucial bit though and when that point comes around then everyone needs to object and there needs to be an insistence on a watertight s106 that guarantees the stadium is built BEFORE Yorkcourt get to do anything. It has been discussed before and the Council are quite able to borrow the money to make it happen and claim it back from Yorkcourt once they make their money IF THEY SO DESIRE and that is where the problem is.

There are a couple of issues with Pugneys. The main one is that it is a flood prevention scheme. You may notice that there are banks all around and that as you go into the car park the road goes over a mound. The fields to the Wakefield side of Pugneys have a path which is on top of a banking. The basic idea is that if there is a danger from the Calder of Wakefield being severely flooded then Pugneys and the fields can be flooded and the waters contained until the river goes down. I can't see the Environment Agency allowing anything to disrupt that scheme.
The fields at the other side of Asdale Road are part of a farm and when the weather is bad they flood as well so there would have to be a lot of drainage work put in as well as the cost of the land itself. I do wonder why it hasn't been sold for building land before now but whatever the reason it would apply to building a stadium.
Pugneys has a nature reserve and I guess there would be an outcry from interested parties if any development was proposed.
Not long ago Marks & Spencer were going to build next to Asda and it was rejected by the council on the grounds of traffic problems even though M&S were going to pay for road widening and changes.
Sorry to be a wet blanket but I reckon it's a non-starter

| 20 odd years ago the council bods visited my mums and the neighbours on stand bridge lane with plans for a huge housing development on the fields between standbridge lane and durkar low lane ,a huge expanse .Dont know why those plans were scrapped but they will be somewhere in the councils archives .
Enough room for a stadium and parking ,as I remember access was going to be from standbridge lane as well as durkar low lane before asdale road was around .

Would probably have been in a good location too.
Ironically, too, close to a site that was earmarked in the late 90s to also stage international cricket

| Let’s be clear about one thing, the Wakefield area is land rich - we are not London or even Leeds. The new by-pass alone has freed up tonnes of land much of it only meters away from BV.
This has nothing to do with a site and everything to do with greed and a lack of will. Box could easily make this happen but he won’t it’s all ego.

Totally agree with all this. If the will was there from the council there are a fair few viable sites in particular the new Eastern Relief Road.
Yet again it's all stalling tactics.
