It seems to be so or have I misread the Council statement that the existing Newcold building will now contribute and the new building for which i'm told ground works are currently being prepared Will also count. If The Clarks Brewery building is as big as suggested then surely it will get us to the 60,000 m² tipping point

You don't seem to share our optimism that this is what will actually happen?

Just as a point of note the total floor space for the Newcold build as quoted in their own plans is 38,797sqm. So if the figure for Clarks above is correct then we would still be over 5000sqm short.

OK I stand corrected.
I was lead to believe that the first Newcold building was around 22,500m² and the second one was slightly bigger

Whether or not all this planned site is "B8 Warehousing and Distribution space" as required towards the trigger point i can't say for definite. Looking at the requirements of what Clarks need i would imagine the majority of it is, but until the plans are in the public domain who can say for sure.'"
Don't suppose you'd have chance to get any evidence of this? Especially that it impinged on the stadium footprint. Could be very useful

The planning application says 38,764 m2 so they are pretty close.

I would have to agree with you. I seem to remember reading when the 1st stage was opened that it was 50% complete so I assumed the 2nd stage would be the same size. Didn't seem to have any significance at the time as it looked as if neither would count to the trigger point.

Daddycool, i have no evidence myself, only the word of the person who gave me the information. I have no reason to doubt what he has told me. I will try and find out from him anything further that may be of help.

Does anyone know what a building of 5,000sqm looks like? If you divide the Newcold by five it wouldn't be a particularly big build.
Some people have suggested Yorkcourt would hold back a little to avoid the 60,000 trigger, wouldn't that be a very dangerous game to play? Assuming Yorkcourt stopped at 59,000 Sqm, then there was evidence to suggest that a business had been refused the chance to build on Newmarket, how would they stand legally?

5000sqm is not big, it's 100m x 50m, which is just a bit smaller than the dimensions for a rugby pitch specified on the RFL website:
www.rugby-league.com/the_rfl/rul ... ying_field
Indoor training area, anyone?

With delivery bays and storage areas.
There was supposed to be a indoor sports pitch as part of the facilities on offer at NM. Not sure if this is still the case.
