I think Belly was listing reasons why others wouldn't be interested in the land. Although I'm not sure if he metioned it's a dump?

| It's an investment in capital with a definite annual return of at least 10% on your money with the capital still intact.
If the capital is ever cashed in, if we move, you could build a sizeable estate on that plot, with the entrance in and out on Doncaster Road. Agbrigg would be nothing more than the blot on the other side of someone's garden fence.
Or a plot for an out of town store, like a B&Q.
I think £600,000 is a steal.

| It is a chance to secure your future.
600 grand - to own your whole stadium outright???
A total steal.
Not buying it would be utterly negligent.

I don’t disagree with your sentiments, the problem is, where does the club get the money from?
Maybe the owners could stump up the cash & claw it back over a few years by reducing the salaries of the players, hells bell we can hardly complete with what we’re paying out now.
Maybe the fans could come to the rescue & chuck a few hundred quid at it each & get a nice certificate, I think I’ve got the last one somewhere kicking about.

| If MC's bargaining skills were good enough to bring the rent down, could he not get the purchase price down also.

Agree it is a steal. A huge parcel of land walking distance from town. A City where we have a lack of affordable housing already, that is only going to get worse as the years go buy. A property developer if they were thinking long term, could buy it , take our rent in the mean time and even if we don't move out for a decade at worse they would more than get their money back. If we do move they can get all kinds of grants for building cheap housing and make the whole plot a nice modern estate on Belle Vue. They could build something similar to what they did on Calderford's site. The fact that Agbrigg's behind it would have no bearing, the entrance in and out would be Donny Road.

Yes interesting read. This bit could be a big factor in BOI wanting to off load it cheap and massively put off others from buying it:
'....high level of nic under sections of the terracing, which were uncovered by a development company in 2008, will deter prospective house builders'

| I Think this sounds awesome- if we buy it back that would be the icing on the cake- no more delays but buy it back and in that plan must be the re building of the ground straight away! as soon as we acquire it the re building begins - hopefully end of the season this year- we can ground share for the first half of 2017!! imagine the buzz around wakey the week of the first game at the New Stadium that is still at our spiritual home- I would fly there for that!!!
but don't buy it back and have it sit there for years and years as is!
I know easy said than done but its good to dream!!!!!!

| It seems like a win/win - buy it back, redevelop it and stay put; or buy it back, then if by some miracle YC ever come up with a new stadium as per their obligation, flog it is a prime parcel of land with pp for a housing estate.
Or - get YC to stump up a sizeable portion of the cost of buying it back, and walk away from the whole Newmarket mess.

| I know absolutely nothing about construction/development etc, but as I sit looking at the ground from the east stand it always seems to me that number one is a new stand on the west, with all the appropriate refreshment outlets and toilets etc below it.
Then redevelop other areas over as set time scale.
That of course depends on how long the north and east stands can be utilised ie. passing all heath and safety issues.
That would somewhat stifle the incessant derogatory remarks re: the ground from all and sundry.
Be interested to hear of ways forward ,if we were able to buy the ground ,from anyone on here with appropriate expertise.

| Done a bit of digging here, BV is 5.8 acres and is valued at £600,000 ish. According to Christies who were offering the sale of the Oasis health club and Super Bowl, the total area taken up by these (assuming they're not being sold as going concerns) two sites is 0.8 acres, just how much more would it cost to secure the ground, Super Bowl and Oasis health club?

Last time I checked, the Super Bowl and Oasis were going for close to a million quid; but the Club was a going concern at that point, so will have been priced accordingly. I have no clue what the current status is.

| This business of not being able to build houses until a new stadium fit for superleague is built in the wakefield area, would the new cas stadium be classed as being in the wakefield area when its built?, hence could our club buy the ground then sell it for housing when the cas ground has been built and we could use the money to build our new ground at Newmarket.
