Now that's not a bad idea, used to like going bowling and having a few drinks. I know quite a few have to travel to get a game in nowadays. The old one used to have 2 floors and god knows how many lanes, something smaller would do business in the town IMO.

I think you'll find both Devon and Cornwall being similar where they have thriving cities due to the locations, we've just come back from Devon to and was 15 mins to a local town but to get to a descent shopping area took 45 mins drive so they are bound to be thriving if you want cheaper goods

Balne Lane is not a non starter in a functional sense, far from it. All obstacles could be overcome with an committed council pushing it, it's no less feasible than BV or NM in that respect.
That however isn't the problem. The rub is that IMHO the council no more has the will to make this work than they did Thornes, NM or BV. You could give them the perfect site for free and it still wouldn't happen. Until there are big changes at WMDC nothing will happen.

| It has been said more than once that the council policy is how NOT to build a Stadium, rather than how TO build one!
Time will tell all!

I agree with most of your points, especially that a committed Council could get one sorted nearly anywhere within reason.
But just on the feasibility side of things, when you compare Newmarket to the 'proposed' Balne Lane one imo it's night and day. One has got the planning permission sorted and just needs the developer to pull their fingers out, hit the trigger point and get the builders in. While the other would come under even more scrutiny than Newmarket did, considering the amount of housing and the number of changes to the roads to accommodate it. God knows how long that would take and even then you're not guaranteed anything at the end as we've seen already. Plus Newmarket sits on a dual carriageway, next to the M62, with the access already sorted and was meant to have more parking than a lot of SL stadiums, even though some said it wasn't enough. Also, I think IF it was built elsewhere, we'd lose the other aspects of the site like the 2 Multi-use pitches etc, which for me is a big part of it.
it's got to the point though it almost feels pointless talking about it, but ateotd we have to still push as the public of Wakefield and as a Club for what the Community was promised and not let the buggers off the hook, unlike what WMDC seems to want to do.

I totally accept Balne Lane is the worst option so far, a poor one in many ways, for me Thornes was the best followed by BV then NM but that's just my opinion. However that wasn't the point which I'm sure you realise. The point was that none are viable with Box in charge, all are viable with someone in charge with a genuine desire to make it work.
Truth is if I were a politician but not a sports fan and certainly not a RL fan I'd go for a joint Community Stadium and bully the clubs into accepting a ground share. If Box had a spine and some real political intelligence this would get rid of this running sore very quickly and at the same time give him some much needed kudos. However he's a small minded small town politician who's too stupid for Westminster but slightly brighter and certainly more cunning than your average local councillor.

I'm finding it hard to believe that we are even discussing Balne Lane as an option!
Never mind access roads, it's surrounded by houses on 3 sides and a railway embankment on the other.
