Can't say I find the prospect of having to hang around a retail park for up to two hours both before and after a match that enticing. It doesn't get much more appealing when sandwiched between over an hour journey time on public transport.

The Secretary of States office review of the Wakefield LDF has legally bound Wakefield to designate an additional 95 hectares of commercial development land along the M62 corridor in the revised LDF. As such, the Newmarket site would go most of the way, under the current proposals to provide probably around 80% of that space. If the current proposal does not get planning and Yorkcourt sits on the land, I think that the revised LDF would formally allocate at least the old Newmarket pit site area of the current site for commercial development, meaning that planning would be likely to succeed if applied for again.
I am not sure when the voluntary review of the revised LDF is due to be complete but I think it will be later this year or early next... way before 2013!

Not sure about Wakefield's but Sheffield's is currently under review so its the right time for reviews.
As I have said many times on here if the Council are 100% behind Newmarket there is every chance that Government Office will call in the application and pass it back to Wakefield to determine without a Public Inquiry. As you say the land will be developed sooner or later and it may as well be developed now with all the benefits to the Community that will bring rather than risking it later when these facilities may not be enforecable.
Newmarket can happen with the right Political support.

Its congested at the moment because half the roads are being ripped up to remove the possibility of a congestion problem, plus with the new cutsyke road you can approach xcsape from two junctions further easing any congestion. On top of this the majority of fans attending will be cas fans many of whom will walk. Then theres the rail staion which being so close to the stadium will be the method of choice for many away fans (no one wants to be the designated driver ) the routes from which are expanding (there are plans for instance to run trains to north yorkshire from there). There are coaches running to places like hull and london from freeport too.
As for the business being annoyed most of those business are for eating, drinking shopping or entertaining, a few thousand extra customers every few weeks would be very appealing to them. xscape have already said they fully support the stadium.

Wasting your time mate , this lot have a fixation for empty industrial units and would sooner look round them than enjoy life

| Just my personal opinion,but quite frankly i have no interest in being dragged around the shops by the wife and neither has the little one.
As for the food outlets - there nothing special -- the chinese is crap.
With all these attractions it could turn out to be quite an expensive day just to watch a game.Thats if the train actually turns up on time to get me there in the first place.

That's fine then. All sorted, the Cas fans will be able to walk. What about the Wakey fans? A bit of a longer walk for us. At least at NM if we both set off to walk we will arrive at roughly the same time.
And who wants to eat the c**p they serve at xscape anyway!!

Send her to the shops while you and the young un watch the game, problem solved.
Not saying the foot outlets are anything special, but plenty of people still eat in them and would do so on a match day. wouldnt know about the chinese last time i went to the indian it was quite nice but that was a few years ago.
It could be a very expensive day out with bowling, cinema, lazer tag, skiing, climbing and in the future surfing as well as shoping, eating drinking and rugby, but you can tailer to your own budget, if you cant afford it you dont have to do it and at least you have a great deal of choice, which is obviously a good thing.
As for the train turning up on time well that goes the same for any public transport, if the park and ride buses are late setting off to newmarket your in the same boat.
I accept that as you say its your own personal opinion (as it happens i prefer to go drinking round cas than xscape but theres alot of my mates that have the opposite view) and the whole package isnt for everyone, but objectivley i'm sure you can i agree that there will be many that do fancy the idea of taking there families out for a big funpacked day with something for the whole family to enjoy.

Your missing the point that was being made, concerns were raised about congestion on match days i was explaining why it wont be a problem.
Well plenty of people do eat at xscape every single day, 5 star resturaunts they aint, but there arent to many of those in the whole district are there?
The point of all this is not that the everything is perfect for everyone, its that theres so much choice on what to do and where to go around the ground that most people will find something to there taste.
Doubt i would get there at the same time walking, its about 7/8 miles from my house to newmarket, with it being so far out of cas its no use to me i cant drive and the buses are too unreliable.

It might be okay on Cas match days, but what about Wakey match days? It's bad enough getting to xscape (& Junction 32) without a few thousand RL fans also turning up as well. I know we do not get that many, but I'm counting away fans as well. But not when we play Catalans, Quins, Crusaders & any other expansion team the RL adds to SL in 2012
