Whilst it doesn't manifest in Castleford town centre itself, just look at the development in Cas over the last few years; all the new housing, the Junction 32 development, the gigantic Xscape complex, new railway station and new bus station. They must be bring ing in millions for our beloved Council. These would all be jewels in the crown of a lead city in a region, let alone a "satellite" town. Hence my facetious remark.

Anyway I don’t disagree with you but for me it’s a long way down the list from getting the funding in place.

If that happens then I’ll breath again. The council etc may mess about a bit but money talks.

2023 comments in favour and this one made me smile...

Sixty years ago, there was a young lad who lived in Top 'o Wood.
At that time, he thought Belle View could do with a facelift, and - lo and behold - here we are 60 years later, and we are finally going to get one! Not before time! This young lad from Top 'o Wood, is now 77 years young, and lives on The Gold Coast, Australia! But he dreams of seeing the new Belle View Stadium, but maybe that is all he can do now!!

Get the Stadium, and the team will do us proud, so get it up, TOMORROW!

There are a couple who have looked at it and as I understand Boots are one of them although they are deciding if they are interested. They obviously have an in due to their links with the development arm of Henry Boots where a good portion of the funding will be coming from.

I could be wrong, but didn’t the Henry Boots group take over from Yorkcourt, for the Newmarket development? This is the company that’s supposed to be providing funding for the stadium redevelopment. If Boots are the stadium builders, it’s a bit like Rob Peter to pay Paul.

Not really IMHO, Henry Boots have a strong history of making these projects work. Yorkcourt is a small-time operation. and regardless of whether we think they are bent, they were never really up to the job. If Henry Boot is now the lead organisation there is no doubt they have the ability to make it work so long as they can turn a penny.

You would expect that if Henry Boots are supposed to be providing funding thanks to a new S106 on the Newmarket development that it makes sense for them to build it.
It will surely be cheaper for them to build it with their own resources than it would be to provide funding for a different company to build it. Any other builder/developer is going to want to make money from the project, for Boots it will just be a case of the cost, rather than cost plus a profit margin. Or am I being simple?????

Henry Boot Construction and Henry Boot Developments are part of the same group but generally only work together on healthcare schemes.

Henry Boot Developments formed a joint venture with Yorkcourt 3 or 4 years ago but only with a view to the Newmarket scheme.

Henry Boot Construction will not be doing any work at Newmarket it will be tendered and more than likely be GMI/Caddick/Stainforth and a couple of others bidding for the work down there.

The other contractor who has been engaged by the PM have stadium experience and are based in Wakefield.

Stadiums are notoriously risky builds and bags of opportunity to lose money on them. From my experience they nearly always lose money for the contractor.

Henry Boots Group and other Contractors with a development armtend not to work together as normal builds are risky are risky so by going to the market a developer spreads the risk they expose themselves to in the wider group.

Ie if it goes wrong both sides of the business don’t take the hit.

If Boots Developments are providing a fixed sum funding. If they are not exposed beyond a fixed sum it may be more attractive to them I guess.

I’ve personally worked on a number of schemes for Henry Boots Developments despite being a direct competitor of Henry Boot Construction.

The other issue is the size of the scheme for Boots Construction it falls below a level of where they aspire to be moving forward and they have secured most of their budgets for 2021.

I’m not saying they defiantly won’t build it but I’d think it is highly unlikely.

The other contractor involved has been working on the stadium scheme in pre construction for some time with the Project Manager.

As mentioned though if the funding is classed as “public funding” then certain rules have to be followed and the scheme would have to be advertised for contractors to bid I don’t believe it has been confirmed in the funding is private or public though at this stage.

On planning permission, I was out on my daily walk on Sunday and walked along peel avenue (swan & signet to durkar road) where I came across a planning application notice for B8 warehousing, that estate/park has been small units and light commercial apart from the highways offices and police forensics office blocks, which are quite large. There has never been a drive to put warehousing on this site and has always been promoted as an office park to us locals. When I got home I checked out the application and was astounded to see that it was for 1 building, some 333,000 sqft which by any standards is massive, totally not in line with the rest of the development. So why isnt this type project being pushed to Newmarket that was set up for exactly this purpose (B8 warehousing) and would go some way to hitting that magic trigger point that was in the original agreement, the building construction costs are estimated as being in the region of £20m.
Surely this kind of development should be pushed to an area set aside for such operations and not dumped on the middle of a nature reserve, the actual site that the building will take up is 14.5 acres icon_eek.gif
