I could speculate about the chances of a development going ahead on any given site however I would have no background knowledge to substantiate that estimate. These guys will have and will know what may be granted and what perhaps may not.
The land Paragon Business Park was built upon used to be very green and from the aerial image its not too dissimilar to the proposed Newmarket site.

All depends on how much they paid for it.
Developers are speculators and gamblers, you win some you lose some. I guess YorkCourt will need the Trust as much as the Trust needs YorkCourt in order to secure a planning consent. Its therefore a perfect marriage - if any marriage is perfect.

So you have to ask yourself what Yorkcourt will get out of this? apart from building the new stadium on land that they seem to own. What else could be built on the site? is the stadium key to a even bigger development? its a massive area..

I believe the article in league express mentioned something about further development of the area, as you say it is a very large site.

They have a piece of land now that is Green Belt with little value. They apply for planning consent for a stadium and a wider development that could involve business units, housing etc. Permission granted and the value of the site increases.

it was purchased with the intention that they would knock it down to put a road wide enough to an area of field that they was going to develop on, it back fired as the house has had an reservation order put on it which has again put the mockers on the housing,
expensive cock up as they now own a field
