But isn't the Newmarket site now designated for B8 warehousing irrespective of the stadium so it will be covered in warehouses anyway. The Newmarket inquiry preceeded the LDF inquiry by a matter of weeks and the site was always going to be taken out of Green Belt irrespective of the Stadium as there was a need for Wakefield MDC to find land for development in the district in order to create much needed job opportunities for the people of Wakefield and surrounding areas.
I will be very disappointed if there is no stadium at Newmarket but at least the site is capable of creating jobs for the district.

I think you will find out that no one objected to the stadium ,but the objection were pointing out that there is no stadium and it was all about warehouses,but no you wouldn't listen .
Your point about job's why put a jobs were unemployement is the lowest and were everyone as to travel to the site
So what was it 2000 jobs no was it 1500 no was it 800? It's now less than 20 according to NC ( low skilled)

1. The land was going to be industrial with or without a stadium.
2. I have no idea why you are on a RL forum.

Who would not listen. I think you are mistaking me with Mr Harold Stephens, HM Planning Inspector who recommended that the Sectetary of State grant consent.
Of course it was all about warehouses, it's the warehouses that will pay for a stadium or a redeveloped Belle Vue. No warehouses or development, no stadium or BV. How did you think the stadium was to be paid for.
Where would you put development to creat jobs. You can only put it where there is land suitable for development close to infrastructure and Newmarket fitted the bill, stadium or no stadium, and that is what 2 members of HM Planning Inspectorate thought.
I appreciate your honesty on being a NIMBY but the fact is that the Newmarket Colliery site was always going to be designated for development sooner rather that later irrespective of whether there is a stadium or not.

Not sure what you're saying about Jobs. When all the land is developed there will be hundreds of jobs, you seem to be talking about the one building that is currently being built, the NewCold. Do you think the rest won't be developed?
I know people that travel from all over Wakefield to work on the 41 industrial Estate, so again not sure what you're saying with 'were everyone as to travel to the site'.
I live close to the develpoment and I hope it does gets built, stadium or not.

There was not enough in to build a stadium even if you built everything,
Again if it was always going to be why did YCP need to build a stadium?
Ask yourself why did YCP agree to every little detail during the PI ? Because they know it was never happening .

My gut feeling is no it won't , give it 2 years or so and they will go for change of use and along will come housing ,that's were the money is.
People travel if there is an infurstructor but there isn't one nor will there be based on 20 jobs

I guess you have been looking at the Jones LangLaSalle appraisal and the bottom line for profit.
Have a look further and you may find where they have put in a substantial contribution to the stadium.

Truth is if the warehouses weren't part of the proposals the objectors wouldn't be able to hide behind them in their objection.
I suppose while the land was in the process of being transferred YC needed the stadium aspect as a tool to sweeten the deal, but I do agree in believing they never had any intention of fulfilling the agreement.
