I know it used to be a pit and to me and you it doesnt look like a green haven but unfortunatly the government have classifiedit as green belt. Looking at the site and its former use I cant see them having a objection to what we are planning BUT they will delay the plans should it be called in by the government which nearly every green belt planned developments are..

I didn't claim it couldn't support 2 stadia, I merely commented that from a development point of view, why spend twice the cash on 2 similar projects within 1 district when 1 "could" suffice.
I am beggining to think that this choice of site, has significance for getting the two clubs into 1 stadium, if it's the only way forward as far as SL franchises go, then I suppose it makes sence, but I fear another more worrying agenda would only be around the corner.

| Green belt land can be previously developed land (I think 'virgin' land is known as green field). As I understand it councils can redesignate land according to their overall needs, but I'm guessing as the government set the criteria for this decisions are subject to their apporval.
I suppose the bigger concern isn't just the site itself, but the impact it has on the wider area, e.g. access, traffic, views, etc. However as pointed out, we aren't talking ancient woodland or an area of outstanding natural beauty here. I'd like to think that the experience of the developers, council etc combined is a sound guide that they think it is a fair proposal. There was also one quote from someone in the paper eco-type (friends of Stanley Marsh) that approved.
With some irony, I mention that one of the purposes of greenbelt is to prevent neighbouring towns merging into each other.

| The site is Green Belt. Land that has not been previously developed is classified as Greenfield. The pit site has been previously developed and therefore is Brownfield, however the Local Authority will have classified the land following the closure of the pit as Green Belt, that is land on which they do not intend development to take place. I think Glasshoughton was also Green Belt but when proposals for a mixed use scheme was proposed the land was reclassified for the development we see now.
As Green Belt any proposals for any development will automatically will be "called in" by Government Office. Don't panic by that, GO will decide whether to allow Wakefield MDC to determine any planning application or whether they feel that the proposals warrant a Public Inquiry. If WMDC are 100% behind the scheme and there are no major objections then GO may pass the application over to WMDC. The worst case would be a PI which would at best would delay the scheme or at very worst scupper it.
Castleford's stadium at Glasshoughton was "called in" and GO passed it back to Wakefield MDC without a Public Inquiry.
I'm sure Sir Rodney and YorkCourt Properties will have done their homework to be confident to put the site forward.

You can only charge them out if you own them not if you are the / a tennant surely. Surely the community trust would be the business reaping in the reddies and not one of their tennants.

How can it be green belt, if there were buildings/structures once present on the fields, not to mention the Newmarket Lane access road itself. At the very most, this is brown belt, which means for non-geologists, the land can be used for building work.

The land is Green Belt. I've explained it earlier, the site is Brownfield as it was previously developed with Greenfield (as opposed to Green Belt) being land that has not previously been developed.
Green Belt is a planning designation for land that is intended not be developed in accordance with the Local Development Plan or Unitary Development Plan as they were called. It can be Greenfield or Brownfield land. The Local Authority can redesignate Green Belt land for development as they did at Glasshoughton.
