While your optimism is to be applauded there is every reason not to get over confident. If the PI goes in our favour then you're right the future is bright. If it doesn't then the future is quite frankly bleak. And the result is far from a foregone conclusion. In fact without the LDF report backing it up in time its 50-50, so cross everything and hope for the best.

| Im not over confident and won't be until we start building I think the swag wording is confident but not complacent. It's been a long process and hopefully all the jigsaw pieces will fall into place. If the unthinkable happens and our city & club doesn't get the sports facilities and jobs it deserves it won't be the end like some of our rival fans hope the club will get the stadium this city needs but NM is our best chance ever

| I am just emerging from my sick bed where, unfortunately, I have been since last Thursday!
Just to clarify a few things, the key issue now in respect of the LDF is the minor amendments that will be made to the report, which will be then reissued for consultation in just a few weeks, probably end of Feb/early March. As I have said, I am fairly certain that when Wakefield publishes the amendments, not only will Newmarket still be contributing 51ha of B8 in the LDF, but one of the amendments will be to move the greenbelt boundary at Newmarket and slightly increase the amount of land taken out of greenbelt! Currently, the proposal takes 58ha of land out of greenbelt to supply 51ha of develop-able B8 but for technical, access and defensible greenbelt boundary reasons, that were discussed at the hearings, they will increase this by around 1ha. The B8 quantum will remain 51ha and the greenbelt land area will nor be around 59ha.
Will we will know if I am correct in just a few weeks and it is this that will be the massive indication that Newmarket will indeed be taken out of greenbelt.... because it is the best option and the inspector agrees!
The consultation is JUST on the amendments BTW and nothing more. So, if I am right, in this case objections would have to be about the reasoning for taking this extra bit of land out of greenbelt and nothing more. Of course, I suspect that will not stop some people trying to comment on the whole site once again but those comments will be simply dismissed as out of time!
I don't know, but I don't think it is a coincidence that a date of 30th May has been given for the issuing of the PI. As I have said, I don't think anyone should expect a decision until 30th May but by that time the amended LDF will have gone through 6 weeks of consultation and that would give Mrs Bussey enough time to issue her draft report to the SoS office before the 30th May.
I am almost certain that the SoS and his Senior Civil Servants are not going to put themselves, the current government and the Planning Inspectorate in the highly embarrassing position of making conflicting decisions just weeks apart... it makes no sense!
This land is and always has been the best choice for the B8 against the alternatives and the SoS will not want to then throw the baby out out with the bath water!

Lets get it passed first no doubt the planning will state stadium build ASAP as part of the accepting the whole project

As far as I recall, the timescales will be prescribed in a section 106 agreement; from memory, I don't think the warehousing has to be built per se, but I think the industry expression is 'built-out,' which I think means having an end-user signed up and ready to occupy. There was some suggestion that agreements were already in place with some end-users, but I don't know if that's set in stone.
I'm sure one of the SWAG bods will correct the bits I've got wrong!

Personally I thing the LDF plane will go through in time for the SoS to make a decision to coincide with it therefore justifying both decisions

He mentioned some news coming in the "next 6 weeks" at a supporters club meeting the other week, and someone else has said planning permission for WR is going in sometime in the next 6 weeks so that all lines up.
RW is actually being a bit more choice with his words for once.

You are so right, but this government and this council should have noticed that we need the jobs that it will create, its not like its just happened in the last week or so.
Then again the ones who hold the keys to all this have jobs and don't really care.
