Well it is usually Newts that rule, so the Otters must be pleased to be in pole position for a change. Despite the fact they is no firm evidence of them on the actual site, just close to site.

How many more delays are we going get? Were the surveys done rushed through as none of them appear to have been carried out thoroughly enough for any of the bodies involved?

Starting to think it just isn't meant to be.

They have come down strongly with West Yorkshire Ecology and are demanding more detailed information on the proposed drainage systems and site layout in respect of Otter and Vole habitat. I think it is about the impact of the use of the existing ditch not contained within the site area to provide outlet to much of the surface water drainage that is the biggest issue they have.

If I was Yorkcourt I would be in touch with West Yorkshire Ecology and suggesting a workshop day with the design team and Wakefield planning officers to try and establish how they take this forward. WYE have some very strong views about the habitat and drainage proposals and they just need to come to an agreed layout and compromise solution.

To be fair, this was probably always going to come to a head as developers don't want to spend too much money if they don't have to preparing very detailed information at this stage and statutory bodies like WYE want detailed information before signing off on planning applications, even at Outline stage. I think these just need to all sit down and sort it out ASAP.... I think then the impact on the current time-frame would be minimal... lets see how things unfold.

Ok, some news from the Planning Inspectorate!

Firstly, yes, the deadline for our Statements of Support is the 3rd March to get them to them, so we are setting a deadline of the end of February as the final date for gathering in the Statements of Support. SO THAT IS THE END OF FEBRUARY - MONDAY 28TH.

SO CAN WE HAVE A SECOND BIG PUSH EVERYONE PLEASE!

Next I have news of the timetable. Wakefield MDC and Yorkcourt's agents have been asked to submit their preferred timetable to the Planning Inspectorate (within the statutory guidelines) that they think THEY can achieve for the PI. They have to have this to the Planning Inspectorate by the 17th February OR if not, they will impose a timetable upon them. They generally agree to work to the timetable requested if they consider it to be reasonable.

Either way the confirmed bespoke timetable is likely to be issued on Friday 18th February or if not it will not be until Thursday 24th/Friday 25th February as Sarah only works at the office on Thursday and Fridays. But it should be issued no later.

As soon as the timetable is agreed, we (RFN) and other registered parties will be notified by e-mail/post and the timetable placed on the planning portal.
