All this started because I stated my belief that their was little point in letters to the Wakefield Express and that their were other issues that would be more pertinent. If fans of your club put as much effort into canvassing for new supporters as it they have canvassing other people to build as stadium FOR your use, your club would be much more healthy for it, and may even be able to finance your own stadium. And I know you have more supporters than us the point being where not asking other people to sort out our mess.

I have a question for you, why have your club not invested the money they received from the sale of your present ground into a new stadium? It seems to me that all along your club and supporters have expected someone else to make it happen for you, while you have a go at the likes of Cas who have invested heavily into making their stadium happen THEMSELVES.'"

no it isn't ours it will be the communities which makes it more better for usage of all sports within the Wakefield district, my point is your coming over very negative to such brilliant project,

I come from a mining background and lived on the doors step of Nostell colliery many years ago, my old mine was converted in to park land and many other mines have also been developed into natural habitat for wild life, take Pugneys for instance was an open cast mine,

what the Newmarket project delivers is easy access for whether it being business or pleasure at minimal disturbance by far, as the country grows in population and modernisation progress has to happen in some areas and I too have had large developments within 2 mins walk from my house life goes on

I was at a function last night and got talking to some people on our table who signed the petition for the stadium. They are now very angry as they say they were conned. They live in Methley/near Methley ? and said a campaign is being organised against the industrial part of the development. They said there is local newsletter "the Methley messenger" which is spearheading the campaign. They added that some people were against the stadium, but the majority were against the industrial units etc. and were worried that this would have a negative effect on the value of their property.

Did the large industrial estate at J31 have a negative effect on their property? Still would've thought it was far enough away to be pretty much unaffected. It's not as if wagons will be allowed to pass through. In fact the only way to the development is from Aberford Road.

The fact that the wagons will only have an access from Aberford should be highlighted. There main concern was the proximity of developments to their properties and the fact that when they signed the petition for the stadium they were not made aware of the rest of the development. No doubt some residents will be mischief making and stirring up others with false scaremongering. it would be interesting to read what is written in the Methley messenger.
These groups have to be taken on board and approached, to help allay their fears before they get chance to grow and cause problems.

there is only one area to my knowledge where a prospectus land buyer that has had problems in developing the land this time for housing and that is the bottom of school lane in walton, they would of had to demolish the old building with historical value, at sometime there will be developments to the land at Newmarket as it it an ideal situation for it,

you only have to look at the old mines that have closed to see that not all are turned into industrial units or shopping malls and are allowed to return to natural habitat

the banker sounds like a true professional if he discusses clients with anyone willy nilly.

the good thing to come out of this is we (cas) get to stay where we are and stick 2 fingers up to the rfl.
if they dont want us then we will survive in the national leagues and not put the club at risk of bankruptcy each time soopa doopa league move the goalposts in their hopeless quest for expansion.
hope you get your stadium, but after that where does the money come from to pay for the rest of s/l's future demands.
time to wake up . super league dont want wakey or cas they want calder and the merger will be back on as soon as they feel they can force it

I agree darntlane thats what the rfl/superleague want a merged team so they can accomodate anther french club or a team in scotland. The game will never grow like they want it to and these new franchises will only be in existence for a short period of time. Id rather we kept our own identities and fight our corners.

As l have said on the Cas forum, l live in Methley and have not heard a peep re the potential Newmarket development. Which is unusual, last year there was a concerted local area protest against a planned new development in Lower Mickeltown, which resulted (at least in some part) to planning permission being turned down!

l don’t see how the development would affect Methley, it is far enough away to not impact on traffic, noise or house price worries.

More then likely it will have been some of the anti stadium group scaremongering the locals with regards to increased HGV traffic loads. Not withstanding the permissions the wagons will face, but physically a Juggernaut would find navigating Newmarket Lane beyond the perimeter of the site pretty much impossible such it the tightness of the roads.

I work with a few people from methley and there is definitely some strength to the stories that some who have filled in pertitians on our behalf feel somewhat misled about the rest of the development.
We after all are only interested in the ground and as far as I am aware are only pertititioning for such, so I can see there point to some level.
However there is also talk of a massive jctn 32 style retail outlet and various other scare stories also being mixed in causing quite a lot of I'll feeling towards us and the development as a whole.
Scare stories can cause them as much agro as us, so they need to be careful, however we may have caused ourselves trouble by the way we have canvassed our support very publicly on our one point, without raising the rest of the development as part of that process, to remain transparent.
As for the speeking to opposing groups I have previously stated the need for dialogue with all parties with any concern. Good pr for us.

I believe YorkCourt are in constant dialogue with the residents directly affected.

SWAG’s mission is to campaign for a new stadium, which they have done. The rest of the development is not part of SWAG’s remit, although it is integral to the stadium becoming a reality. However, the SWAG petition directly quotes, ‘the Sports Facilities will form part of an overall strategy for the Newmarket site and cannot happen in isolation to the other functions proposed for the site.‘

One would take from that a development in an area close to the motorway and out of town would entail some sort of industrial units & business park.
