Makes you wonder if they've been recommending the site at all when you consider City Fields, the next big area of land already being developed or planned to be developed.

Note that the document is headed “Wakefield Trinity Stadium” so as to further create the impression it’s just about a stadium for us as opposed to a community stadium and wider sporting facilities

Usually with attracting new businesses to a site it’s all about the incentives that the developer and LA offer. It would be interesting to know just what efforts have been made by YC and the council and what incentives were being proposed for firms to sign up to Newmarket compared with what incentives were proposed at other sites in the district

| A site right on M62 and one junction down from M1. Its vitually on the cross roads of the country.This must be the finest site in the north of England.
Never mind trying to sell it, it should already be full.

It's hilarious. The Cross Points 33 development up at Knottingley falls within WMDC planning control.
B8 industrial, same as Newmarket. Took 2 years from planning approval to TKMaxx taking up residence there.

It appears the difference here is a developer who actually wanted to build the whole site out and actively tried to promote it. What we have at Newmarket is a developer who wanted to build to their own agenda, the minimum, Newcold, and hold off on the rest of the site until later. Why? Well, based on the Yorkcourt back of a fag packet effort that they sent most recently, I think we all know why. They've waited for the time when planning on the site expires, which I believe it now has, so they can reapply for reclassification of the planning to housing so they can maximise their income.
Common denominator on both sites is WMDC. They've delivered on one, very quickly, but not on the other. Why?
Lot of fingers pointed at WMDC, and rightly so. But it's an understatement to say that the agenda and motivations of Yorkcourt has a lot to answer for in the timeline of this saga.

| I bet they've got evidence of meetings with companies they've tried to get to Newmarket and who was the person responsible in trying to fill probably the most attractive logistical site in the north of England.

Yorkcourt are only as untrustworthy as they are being allowed to be. If WMDC were doing their job they wouldn't have the chance.
