On the basis that this transcends any debate about rugby and is about a blight on our area and environment for the pathetic and selfish reasons of about 1500 die hard trinity fans, i don't think i will go away actually ..... oh, of course that is unless Big Al takes is little bat and ball home!

| Well then we have no issues over funding the stadium then do we?
If all the units are bought in advance by pension funds the capital is there to build asap. So that's a big bonus for us!
Right so here's a list of individuals/bodies who are actively conspiring against you at the moment:
Wakefield Trinity
Yorkcourt properties
Mr Box
Wakefield Council
Various potential investors in NM via pension funds
Who are you gonna go after next the planning inspectorate? Mr Pickles? Why not just admit the whole system is conspiring against you and have done with it.
Face facts mate, you lost the propaganda war, you lost last Friday and your "friends" at the LCC will lose out again within the next 3 weeks. If I were you I'd spend less time on the forums and more time putting together your piece for the PI you crave so much!

| Quote falmouth2010="falmouth2010"Simple, they get bought by pension funds because they are tax efficient even if they remain empty. You need to go read some more of your books and educate yourself some more, i thought you were "all over" this clever clogs!!'"
A pension fund investment in single units is not viable or tax efficient, investment in the land as whole will of course be a longer-term possibility but it has to remain viable development land and reasonably well occupied to retain land value. Developers make their money in the shorter term by the building and selling/long term lease of units, Yorkcourt may well sell to a pension fund investment in the long term but they would really like it to be fully occupied to get the best possible price for the land. It makes no sense in the longer term to build spec units. The large units will only ever be built when they have a confirmed and signed sale/lease deal. Rumour is Yorkcourt have the a tennat for the large unit already and at least a couple of the other larger units.
Also, Wakefield does not have that much unoccupied B8 space, some spec units are empty at J31 but it is minimal an J41 has no space at all. This myth that Wakefield and the region as a whole is awash with available B8 space is just that, a myth!

Wasn't it 15,000? And as our average crowd is just over 5,000, it has to be assumed that the other 10,000 were not Wakey fans. Perhaps people who wanted a job.

Just searched for "call in: active" (meaning an application was called in and is still being decided) between the dates of April 1st 2010 and today; and found that a total of 0 applications had been called in by the SoS between those dates.
Maybe the bluff about "handing power back to local councils" by the con-dems was actually more than bluff.
Encouraging.
Maybe if Foulmouth sends Mr Pickles one of his "I'm trying ever so hard" emails that may sway him?
-Foulmouth I'm personally going to do the right thing here and offer you the olive branch. WHEN NM is built come to our first home game, have a pint and enjoy a better class of sport than football. Or will you be too busy on your next environmentally sound campaign? I'll even buy you your first pint!
What was the eco-warrior on the fast show called??????

I suspect he is fashioning a tinfoil hat at this very moment, whilst keeping a weather eye out for the black helicopters circling overhead.

communities.gov.uk/documents/pla ... 197182.pdf
Have a look at this as a test case if you will.
THE TOWN AND COUNTRY PLANNING (GREEN BELT) DIRECTION 2005
PLANNING APPLICATION BY NIELS LARSEN LTD FOR THE ERECTION OF REPLACEMENT WAREHOUSE AND STORE AND 2.4M HIGH BOUNDARY FENCING AND RELOCATION OF ACCESS AT UNIT 3, SPA STREET, OSSETT
PLANNING APPLICATION NUMBER: 06/9946013F
This was an application to build a replacement warehouse on greenbelt land in Ossett.
It's dated 2006 but there have been no major changes to legislation/responsibilities of the SoS that rule against us- more to the contrary in recent months with the "cutting red tape/giving power back" spouted at every opportunity by the current gov.
para 2
[iAs you may know, the Secretary of State's general approach is not to interfere with the jurisdiction of local planning authorities unless it is necessary to do so. Parliament has entrusted them with responsibility for day-to-day planning control in their areas. Local planning authorities are normally best placed to make decisions relating to their areas and it is right that, in general, they should be free to carry out their duties responsibly, with the minimum of interference.[/i
para 3
[iThere will be occasions, however, when the Secretary of State may consider it necessary to call in a planning application to determine herself instead of leaving it to the local planning authority. Her policy is to be very selective about calling in planning applications. She will, in general, only take this step if planning issues of more than [size=200local importance[/size are involved and if those issues need to be decided by the Secretary of State rather than at a local level.[/i
para 4
[iHaving carefully considered the relevant planning issues raised by this proposal, the Secretary of State has concluded that her intervention would not be justified. The application does not, in the Secretary of State’s view, raise issues of more than local significance, which would require a decision by her. The decision as to whether to grant planning permission will therefore remain with the Council.[/i
TBF even Labour knew that too much state involvement in planning is bad for business...
As I have said previously there have been no changes to legislation or responsibility from the SoS- and I don't see any matters of national significance to this application.
=#FF4000So can anyone really see any issues of national significance?
