The planning policy team are now recommending to council that 51ha of land at Newmarket should be re-designated as employment zone for Distribution & Storage units (Bicon_cool.gif from the previous 33ha. They have decided to take 9ha from Cutsyke, Glasshoughton and put houses on this site instead, as they felt it not as suitable for storage units. The other addition 9ha has been given to Newmarket with a of what is most easily described as moving a few bits over to housing and other uses in other area and also the need to plan now (because of a delay in the LDF process) for a bit more space anyway!
THE GREAT NEWS is that current proposal for the distribution & storage units in the current application is just over 50ha, which means that the policy team think Newmarket is the best possible site to deliver the major part of the legally required 95ha and it means that the units current planned in this application are covered by this proposal to to take this amount of space out of Green Belt. This might seem small and technical but it is huge and a huge indication from the council about this site. They are putting two fingers up to Mr Pickles!
Before you ask, no, it not guaranteed that the LDF will be passed by government but if before it was highly likely, it now looks extremely likely and they just can't say we don't like that site, they have to find a better one and recommend Wakefield use that... the good news is that, there does not appear to be one! The SoS have made a rather odd situation for themselves, it is they who told Wakefield to provide more space for warehousing but have called in an application on a site that the planning policy team (and they are the real experts) are even more heavily backing as the most suitable site. This my friends is called.... joined up government... NOT!
It also does somewhat appear to throw a rather large spanner in the current public inquiry as well. The planning inspector can not ignore the fact that another independent public inquiry is recommending this be used and they are holding another public inquiry to decide if this land can be used... if you know what I mean! Because this is a fairly unique set of circumstances we don't know what will happen! However, while this makes planning permission for the development, including the ground ever more likely, it does not speed things up (but you never know) and might even slow them down a bit (only a few months though). Sorry! To be fair that boat sailed on the 13th Dec.
So what happens next! We send the Statements of Support in to the the planning inspector and recommend he sends the application back to Wakefield without holding an inquiry (which he can do if he wishes) but we think that unlikely! We think some sort of inquiry will happen but how and when we don't know, or he holds this up until March 2012 (or sooner) for the LDf to be ratified, if it is a PI is not required and everyone is happy. We just don't know!

IA you are right they do seem to have backed themselves into a corner. And as you keep telling us the previous government and their officers have made Wakefield find 95ha for warehousing, and and all the facts seem to suggest this was a tall order with the limited amount of land available to do this. So perhaps THIS government and its officers will help Wakefield with the burden and Lower the amount of land required for Warehousing.

I am merely stating my opinion that if we are playing in an SL standard stadium which will be oakwell for 2012 the hopefully Newmarket after that we have a better application.

We do have aspects of our application which hold up quite strongly. Our community work is better than most; our junior set up scores pretty well; we have a good amount of home grown talent in the squad and we actually do pretty well for commercial income from sponsors etc.
We score poorly on fan base and on general income.
The ground - well that entirely depends on the basis used for the application.
I would prefer it to be judged on it's own merits - if we cross the finish line then the RFL would then have to decide to eliminate from the bottom up.
Back to NM - can I publicly state what a great job IA did at the presentation on Tuesday. Whatever the outcome of the current situation, we know that Newmarket is vital to our future and we must not lose focus in the fight to keep it on the right path (or cycleway )

It could be the start of a programme to rehabilitate all those lost souls wandering around Wakefield wearing Whinos shirts; if it was extended out to those with misguided allegiances to Shudds and the Dulls, we'd be knocking on the door of 10k fans per week.

Cheers for that TRB but I wasn't asking for a response really. I was just stating that there is more than stadia that makes up the licence application and it would be silly to just judge either side, at the moment, on the stadium situation. Until one is building it's clear that no one is ahead. Planning permission means very little at the end of the day - it just means we can get it done quicker that's all.

It will take an act of Parliament to reverse this and that is not going to happen in this parliamentary term and I doubt it will ever happen. Economic growth is still the key driver of the current Coalition plan to cut the state.
The officers are the same people, they have not changed, and unless the government gives them a significantly different steer on commercial development then the LDF will be signed and sealed by March 2012.
There is not a lack of land, Wakefield has more land than ever in modern history, just the plans for a very small part of it that is changing!

This is true but I don't think Yorkcourt will walk away from their current commitment on this site (which I expect is also covered by some legal looking bits of paper, if you know what I mean). Also, the planning committee is still made up of politicians and I bet planning permission would be harder to get if they tried!!! The bigger worry for me would be Yorkcourt walking away (which I still doubt) from the site full-stop and then leaving the site open for another developer to come in and just develop the site for B8.

It is minor to the work you have done and continue to do, but thank you, it means a lot to hear that from you.
As for our cyclist friend then all he needed was the 'correct' information to change his mind, which he did when he realised what the development was giving him and others in positives and very few negatives.
The guy from Methley Bridge was also much clearer on things and I think his overall opinion did change. We were talking about some exiting issues with Lafarge flouting (he says) an existing planning condition preventing them from using Watergate/Newmarket Lane and how a weight and physical width restriction might solve that problem and guarantee his only other worry, the accidental use of Watergate by HGV's to access the site. I fully support him on this and told him I would happily help longer term if Leeds or Wakefield did not make that a reality.
