People who live near either of the developments have all got letters today informing them.it is to be heard on that date in case they want to attend. It was expected as they said it was just too late to be included in January's meeting.

The S106 sates that no building work can start on the units until the funds have been transferred to Cas, the coal removal can progress though.

Lets wonder, Good luck to Cas, they are being treated differently by the council overall when you look at our treatment right from how the S106 is expedited, further to this, if things have parity then as in the words of the council, the monies paid into the council by the developer becomes owned by the council & ie, "the people local taxpayer" all as stated by the council minuted in a council meeting & splashed across the tabloids & media. So, again then, will ownership of the final development be the council as per Wakefield's in the councils own words " there needs to be protection for the rate payers of our monies & prevent any sale," Are Cas aware & should notice be made to them ?
If not then are/is this to be further proof of Wakefield being treated differently when looked upon by a council members favouring ??????

Hi Start@1873,I have little knowledge of what we own or don't own re our stadium,so I am interested in what you are saying.
I know we borrowed money to buy the ground from the council and have to pay that back, but does the council effectively own the new stand, etc,which was built with the money from the developer, and as such do they maintain it?

The council don't own the stand, Trinity do. The money came through a Section 106 payment from the developer to the LA who then passes the funding to where it was allocated (I think). It is not the councils investment, but they have a duty to ensure the money is used for the purpose it was intended. As I've said before, this is a non issue, Trinity have no intention of selling up. The reason concern for me is S106 funding from other projects not been used by LA's.

It still looks like it won’t happen to me.
If it does it’s at least 4 years away, if they want to score enough img points to stay in super league next week, they are going to have to spend most (if not all). Of the WMDC £2m on temporary upgrades and may still not be in the top 12, me thinks they will be spending at least 2 years in the championship unless they make a temporary move to another ground until completed.
Saying all that, I still believe that it won’t happen.

Suppose a lot will depend on wether Axium have managed to get firms to sign up for the units..

I would think like us even if they started the work today it is unlikely to impact their IMG score for next season. It will also reduce the stadium capacity. It will be what is needed in the future but they are stadium wise about two years behind us, even more if we can do something about the West Stand.

Before even that, central government have to give their approval.

I reckon they will pass it, but the potential fly in the ointment is that WMDCs own Local Development Plan OPPOSES the Axiom development.

Even if it does pass, and Axiom release the funds, by the time contracts are tendered and construction firms scheduled, you are looking at the end of 2025 before a spade is in the ground and the end of 2026 before a new stand is in use.

So 2027 before this development impacts the IMG grading.

IMO.

Is there another club outside SL this year who could score higher the Cas on IMG gradings??

Toulouse and ourselves are the only ones. The fudge should get them over the line and to be fair they looked pretty decent for half an hour against Wigan so they might not be as bad as I was expecting in terms of performance.

I would not write off your aptly named bucket rattlers. Their IMG score highly inflated by me. Also we know there is a section of people within our sport who believe that lot have a good given right to be in the top flight and the game 'needs' them
