| Guys, While I see this as a change in direction by both parties and what looks like to me is more of another delaying tactic, I do hope your confident in the statement the WMDC has given out to us hope, its been mentioned on here we should have a time scale besides the sq footage to kick start this stadium

| It's interesting that Castleford Tigers Ltds new stadium has to be built first, before any units, to my knowledge there's no Sqm trigger involved in their S106. Ill stand being corrected but I am pretty sure I'm correct.
With this in mind I don't think opits out of order to request a time based trigger for Newmarket.

| I admire your optimism Avenger, but don't you think that the council and developer will have covered all these angles in their clandestine, behind-closed doors, non-minuted meetings ??.
As I said on the other thread, I don't believe that either party is the least bit inclined to progressing development on the Newmarket site to the 60,000 sq. metre trigger point.

Then the time banded clause should force the Developer to relinquish his rights to develop the land to another developer who adopts the stadium responsibilities. At that point there should be an agreed upon financial contribution made by Yorkcourt from the profits they've made out of the Newcold or any other build.

Firstly why would Yorkcourt agree to that, there is no legal requirement for them to do so. And secondly a development that has already got 40,000m2 built on and a requirement of a £9million hole in any future profit is hardly going to be a tempting buy for another developer.

Depends I suppose. Excellent transport links on greenbelt land that wouldn't have been available but for that £9m hole.

Plus the rumoured new clarks brewery complex on probably the best location logistically in the area, trigger point easily reached with plenty of money to be made by developers even with the cost of community stadium build.
