| Ive heard that yorkcourt maybe looking to pull out now because of the way things are going with the club and the rising costs that are happening, Thousands have to be spent on the environmental survey and there is no guarantee of the PI going their way,can anyone confirm or refute this please

No, they are committed to it and Wakefield MDC want a community stadium in Wakefield and this is the site they are pushing and will continue to push to a point where it either gets permission or doesn't as far as I am concerned and currently aware.

| I_A I may be wrong, but Yorkcourt have a big decision to make before the Bespoke Timetable is agreed. They pull out of the PI now and go with the proposed 51 ha of land without a stadium in a few months time at no cost, or risk pulling out of the PI after the timetable is agreed, which could make them liable for all the costs of the PI?

Firstly, what rising costs? The only current 'extra' is to put together a more robust Environmental survey, which they probably would have to do anyway under a planning condition and therefore a reserved matter, with or without a stadium, because West Yorkshire Ecology would have pushed for them to include one and see no reason why Wakefield planning committee would not have done just that had it not been called-in. Statistically the PI is likely to go in their favour, although their is not guarantees and also they are a developer, this is all about the long haul and they just will not walk away from this that easily. They knew what they were heading into and while ever there investors are happy, they will be happy to keep pushing.
I think this one is just the usual doom and gloom rumour and nothing more. Nothing has changed for them or Wakefield MDC.

| thats what ive been told, if they loose, they are more than likely to bare the whole costs of the PI, which will run into thousands, dont shoot me IA, but my the guy who told me works for a specialst on planning issues for very large companies (plc's)

They can pull out at any time they want and it only costs what it costs, which is not much relatively, until the pubic hearings and the blood sucking advocates come into play and then larger bills start coming in...
Also, it is not Yorkcourt that foot the majority of the bill for a PI is it... Wakefield MDC do!
The bespoke timetable will be published this Thursday/Friday unless they say before then, that they do not wish to proceed.

But you are assuming that Wakefield MDC's current and longer term tacit agreements with Yorkcourt are simply about this site... lots of sites and section 106 agreements to go at across the district in the next plan period!
PS. I don't actually know anything at all BTW... just how these things work!

I have no idea mate, I don't have any professional dealings with them (despite people on Cas Forum thinking I have ) they might not have any TBH, but suspect that they may have quite a few sites on their radar. Paragon is a good example of the long-haul view of these types of developers though... it was 1986 when they first started looking at that site! The only reason Paragon is not further along is the recession and current oversupply of office space in West Yorkshire... remember it is mixed use office development not B8. I suspect they did quite well out of a government funded project on the site though...
