I'm sure IA will answer this but it has to be Newmarket.
Glasshoughton is pretty much developed and Wakefield MDC will already be receiving Business Rates from those businesses on the site. They also will have pretty much received all they are going to get from the Developer by way of Section 106 Contributions.
Newmarket is a new development with the potential to attract new businesses so new Business Rates. Plus the developer will make contributions through a Section 106 Agreement some of which could be for a Stadium.
Newmarket is big win for the Council, a Stadium (if they pass planning) and businees rates plus jobs and also a big plus is the land it will provide for employment which will enable them to fulfil a Statutory Obligation.
As I have said Newmarket will happen, The question is whether there will be a Stadium or not. If the politicians want a Stadium at Newmarket there will be one.

Even if it does end up at a public enquiry, I think will almost certainly get the go ahead, once again for a whole host of reason, but in the main because it stacks up and the current NIMBY's have little in the way of valid counter argument to the scheme.
In summary, Cas have an outline planning permission and not much else, the Newmarket scheme has everything else (in place) accept a planning permission... and it will get that eventually, with or without a ground!'"

| How ironic will it be if some of these Cas fans extolling the virtues if a ground share now that it's fundamental to the success of their project, suddenly find out that Newmarket is preferred and they will have to move.

What really ps me off is when you look at Morecambe, Chesterfield, Oxford, Doncaster, Brighton, etc all small clubs who are getting new stadiums how do they do it
When I started watching Wakey in 75 there was talk of developing Belle Vue all we did over the next 7 years was lose 2 stands then do bugger all for the next 30 years only talk of development or a move Denby Dale Road , Pugneys, Stanley, Ossett etc etc farce after farce
