If you have got the land and the topsoil has been scraped back ready for building and the roads are in, and if you have any money at all why hasnt work been started already on the build. Surely if you are going to build it in stages to lighten the initial cost of the stadium it would be well under construction already with say a couple of stands being put up and the rest at a later date when more finances are available.

| J32 doesn't have planning permission until an access road is built. FACT.
The owner won't sell and CT and Waystones have asked for a compulsory land purchase. That won't happen because WMDC is broke.
That apart J32 was (and still is) hinged on The Jungle being sold and that CANT happen until a chemical lincense is revoked.
Can't happen/ Won't happen (you pick)... We (WT and CT) should have swallowed their pride years ago and gone down the ground share route...
J32 is even more shafted that Thornes Park.

I never meant money in the slightest. More the fact it would be easier to push through planning permission if Cas joined for Newmarket because it would then be what the district wants, not what Wakefield want.

For the simple fact we don't have full planning permission but that will be submitted in the near future. The full designs are nearing completion and should be available within the next few weeks from what I hear.

Any costs are billed to Waystone from what I read of the article, therefore costs will be recouped by WMDC. The Jungle has been sold for an agreed fee (from what I can remember) and you're right it cannot be built on until the chemical licence is revoked but WMDC are eager to get that removed quickly because it is preventing the rest of the development near the river from being done.

In your opinion. In my opinion it is still very much ahead of Newmarket and from what I've read on here and from other people on that front, will probably still be.

I hope you're right, and I hope you get your stadium, and I hope its in time for the next franchise round. I'll be very happy for you.
But your stadium and ours are two separate entities - neither proposal has any impact on the other, both are financed separately in our case by a developer and in yours by the club and Waystone. Even if you decided to pull out of your stadium ours would not be any more or less viable. All I've suggested is that a stadium at Newmarket MAY buy you time if you need it - that's not to say that if Cas came on board the stadium would be more likely - it makes not one jot of difference to the development!

It may be a technicality - but you do not have outline PP if you don't sign the 106 agreement - which I understand Waystone have, thus far, been unwilling to do. That's not to say they wouldn't - if circumstances were right.
A small, but potentially significant, point.

Yes, I know that and don't know for whatever reason it hasn't been signed but still, if and when it is, we still have it.

As far as I'm concerned, there is no bun fight. I want both clubs to get their respective stadiums. I just wish people would stop trying to make assumptions or false claims about things.
Simple as, if it happens, it happens, if it don't, it don't.

What exactly is the 106 agreement? Something technical I assume!
