| Forgetting Agar for a minute.....
I see the C@s plonkers on the other forum seem to be gloating about some 'document' regarding funding which they think has some effect on Trinity. They seem to be suggesting its been posted on another forum. I've checked the other one where all the scumbags gather to to peddle hate on. It might just be some desperate attempt at clinging onto straws after their lack of signings/progress/losing young prospects etc and some sick attempt an one-upmanship.
Anybody know anything?

| Doubt it's anything to do with us. Probably more to do with their own funding. Good luck to them. If we get Newmarket, we won't get booted out. If we don't, we might, depending on how we are doing on the field. What Cas do won't affect us.

What, their application, or ours? If correct, hardly new or unknown. Are they still celebrating the fourth terrestrial TV channel over there?

| Our application. They are finding amusement in how we plan to fund it, they don't seem to realise that its 18 months ago and things have moved on quite a way. If I were them i'd worry about their own application which from what I hear has about the same chance of succeeding as Richard Wrights demand to win superleague in the next three years.

| The document (of the part they quoted) only states what we already know.
The trust has nowhere near the level of funding needed to build the stadium- hence the need to cross subsidise the total development cost with unit's on the development & the sale/development of council owned land.
- This was the whole point of the development-bringing different sectors together to fund the build costs of a community facility that benefits the whole community. Each of the parties involved (Trust, Council,York court & the Wakefield public) all get something they desire out of the development.
I have no doubts the land at Alverthorpe will have no problems being developed/sold- why would the council do anything but push this through asap?
Yorkcourt HAVE to build the stadium first, it's part of the section 106. Do you think they'll be sitting round on their thumbs until we get the nod from the PI, or do you think they'll already be closing deals for the units so when we get the nod they can get those deals signed off and begin work on the stadium- then the industrial units.
I can imagine clients would have been involved from the very start, projects like this don't start by developers saying "Let's build this and see if anyone wants to buy one!". You build what is required (hence the industrial legislation requirements which form some of the core principles of the NM scheme) & build what the council want- if you on't fit either, your screwed. NM has both! FWIW Yorkcourt don't even have to sell half the plots to fund the stadium.
They're clutching at straws, nothing more.
While I'm thinking about it: Was this very issue not brought up at the council meeting last October? From my memory a councillor brought this up during the 106 discussion and was assured that clients were in place for the required percentage of development needed.

| It's an old document that been around ages and it's the following quotes in thats got them wetting themselves.
Quote: "6.1 Funding
The Wakefield & District Community Trust (WDCT) and
Yorkcourt Properties Ltd have created a unique opportunity for
the delivery of the Newmarket scheme as a whole and the
Community Stadium in particular.
In order to achieve this ambition, it will be necessary to
maximise the commercial opportunities that exist as a result of
the pooling of assets by the various partners as they examine
their service and asset portfolios and seek to maximise the
effectiveness of their outputs. Each partner is undertaking to
commit their resources and assets wherever possible in order
to achieve the initial capital cost of the stadium delivery and the
subsequent revenue costs associated with it.
The initial business forecast for the stadium shows that its
provision is vital for and indeed enables the ongoing
sustainability and status of the Wakefield Wildcats who will be
the primary tenant of the stadium, which will be managed by
the WDCT. WDCT will in turn be able to utilise surplus funds in
a variety of imaginative ways for partnership work across the
district.
Sustainability of revenue is of course largely dependant upon
sporting success at all levels; success that can only be ensured
by the improvement in facilities represented by the scheme. It
depends too upon the ability to reflect such success and the
enthusiasm and inspiration that ensues from it and this forms a
central part of the future operation of the WDCT
Resource and funding is also being sought from a variety of
partners and sectors. The primary catalyst for the creation of
the facility is the enabling development at the heart of the
mutually beneficial relationship between the trust and the
private sector.
This in turn provides leverage and opportunity for investment in
facilities and activities from a wide cross-section of partners in
sectors including Education, Health, Sport, Leisure,
Environment, Arts and Culture, Transport, Social Cohesion,
Training and Employment.
A variety of sources of grant-funding via Local Government,
Local Communities, Local Charities, Environmental Initiatives
and Regional, National and European Funding Schemes will
also be strategically sought, in partnership with other district
stakeholders.
Sponsorship opportunities, arising from the premium status of
the facility and its activities, will also provide an important
source of income in a variety of ways.'"

| You visit the other Cas forum at your peril; it's a refuge for the dimwitted and vindictive, egged on by bigalf and possibly one of Fully's alter egos - last time I peeped in there, he was egging them on to submit objections to our planning application or some similar nonsense.
Don't be tempted to join in - what's that thing about gazing into the abyss and all that jazz?

| this whole thing is sad. first and foremost i'm a rugby league fan, a lifelong wakefield trinity fan. i don't want cas to fail, i want rugby league to be as big as possible and i include featherstone in that as well. i want wakefield to do better; much better. however if we can't, i wouldn't wish any ill will on cas or fev or any other team.
in an ideal world cas and fev would be in big new grounds in front of packed houses, coming in as runners up to us in all competitions.
