You can only negotiate if the other party agree to negotiate otherwise you have indeed signed your own death warrant.
There is no point of a stadium without the club otherwise it will be a white elephant. The PI was clear that this Community Stadium was to secure the future of Wakefield Trinity who would maintain the facility facility for use by the wider community.
Without Wakefield Trinity there will be no stadium and that's probably what some want.
