| Quote Sacred Cow="Sacred Cow"We are stuck between a rock and a hard place. Lets say that Yorkcourt can't afford to build a stadium under the current deal, it just isn't commercially viable from or any other development company to do so, the risk is too high without other companies signed up to the site (a 12 month stadium build making it unviable for firms to sign up) and the profits currently not large enough to take that risk. So what do we do? What if an agreement was drawn up that would mean a stadium would be built on a.n.other piece of land (with a little council help) in return for the giving up of the prime warehousing land at Newmarket. This stadium would not be built until contracts for the Newmarket site were agreed but the warehousing could not be occupied for business until a stadium was capable of staging a superleague game. This would likely mean the timeframe slips again but we are guaranteed a stadium and the developer guaranteed as much warehousing as he can get on the NM site thus meaning he can make his money out of it. You know, very much like the Cas deal. You may find all of a sudden the developer pushing the site a little more and given the extra business rates the council would rake in it would benefit them. Lets be honest here, we aren't going to be in Newmarket for 2019 as we stand, it just isn't going to happen. The inertia will continue to make it so. If a deal like this was possible would it be a goer in most people eyes? Or is it really NM 2019 or bust?'"
Is this a deal that you have heard about?ie; something RW is trying to put together?

If that actually happened then yes, I'd prefer it, as I think Newmarket is too far away unless you live in Stanley/Outwood like me and it could easily end up like Salford's.

| Yes, ideally I would prefer it in a different location.
At the side of the M62 is a good location for travelling fans, but is a fair distance away from other catchment areas.
As others have said relief road close to old power station would be ideal.
My only fear, if potential site is moved, we will have to go through all planning application again and could fall back even further, unless other options available could be fast tracked through, which I would very much doubt.

| I wonder what Yorkcourt would say to a new agreement of building a 9k capacity stadium on a different site with £2 million from the council and giving them the entire Newmarket site on the proviso that they signed a new 106 saying nothing else could open there commercially until a stadium had been built. If we use Michael Carter's previously stated roughly £1 million = 1k capacity then it's taking Yorkcourt's outlay down from £10 million to £7 million with more land at Newmarket, presumably taking their net contribution to the region of £5-6 million which seems much more reasonable.

I thought it was Yorkcourt?? As they were concerned that it may drive the price up and they were putting in a bid. Sadly that bid was not backed by any legitimate desire to show they had the funding to buy it and so ended up being sold to someone else (who actually had the funds) for less than Yorkcourt had allegedly bid.

| Quote harrogate="harrogate"let’s not bite the hand that feeds us too soon, clearly Mr Box has surprised the club, trust, and now what looks like Walker and Yorkcourt by his email. Which looks as if he as breeched confidentiality?
Clearly the trust were awaiting next week’s meetings and clarifications before going to press reading these comments?
If a new trust is to be set up and can work to deliver a stadium surly that’s a good thing and would that have happened if they (Walker and Yorkcourt) were not convinced it could be delivered?'"
You've been quiet lately, just popped up when the ground development turns negative.
How's Ted these days?

| So, in the space of a couple of days, we get a tweet from MC saying that he is once again brassed off with the lack of progress, Sir Rodders setting up his own Community Trust to negotiate with Box and Mackie and now a statement from Box reporting alleged progress with 88M group and Yorkcourt !!
Call me cynical, but after 5 years of stone-walling and "it's nothing to do with Wakefield MDC", why does it now appear that it's Box and Co. that are apparently reporting progress and trying to put a positive spin on the situation and not the club and Supporter's Trust ???
Surely if there had been some progress, then MC would not have tweeted what he did and we would be hearing positive murmerings from him, TRB, SC and company ???
Smoke and mirrors ????

| Maybe there are egos to be massaged, and perhaps now that progress is being made the people with the power want the open-top bus victory parade for themselves. Fine, if it's just about that. I'd be happy walking down Peter Box Way to the Rodney Walker Community Stadium if the damn thing got built.
