| Ok got few questions, my information related to the new stadium idea is a bit creaky, so could do with some clearing up.
Is it correct we got a two million land grant for us to loan money against to build the stadium from the Wakefield Council?
Is it correct this loan was dependant on us being in Superleague?
If so do we still have access to the land, or don’t we need the land?

| As I understand it all the report on the Cas Forum says is that Yorkcourt have approached Land Agents in Leeds to sell Newmarket. This is common practice with Developers, they usually appoint Agents at act for them in securing sales and bringing in occupiers. Waystone use Agents on Glasshoughton.
Just a matter of people putting two and two together and getting 5.
The Council, the Community Trust, the Club and Yorkcourt are committed to Newmarket so can those who are stop pannicing.

Unlike Waystone at GH, at this moment in time, at Newmarket there is nothing to sell in terms of Units/Parcels etc only land with a potential/ likely 51 Ha of B8 industrial use.

When do you start to 'sell' something? Didn't a certain housing developer 'buy' a site we know for housing in Castleford? Hasn't the same piece of land just been 'sold', subject to planning, to another developer?
If you had someone ready to 'buy' subject to planning, that could be started straight away when it is possibly approved and therefore not having to wait for a return on your investment quite as long? Is that not a good business position to be in, planning ahead?
You get my drift...

| By all accounts the Nostradamus of Castleford is now likening our potential stadium build with Evertons, which was turned down, which of course means that Newmarket will get turned down as well.
The undesirable was saving that up for us so that he could announce it to the world and spoil it for us should we ever have a reason for celebration. Some of the knuckle dragging ignoramuses that populate the site are stroking his ego for him.

Of course there is nothing to sell yet but its not uncommon for developers to start looking for potential purchasers and occupiers well before sites are available.
If the PI is successful Yorcourt have to build the stadium before any other land can be developed. Major outlay up front so its not surprising that they will be looking for purchasers and occupiers early. What they are doing is looking to an Agent or Agents to start to identify potential clients. Its not uncommon for occupiers to plan a development/expansion for quite some time.
I dont think Yorkcourt looking to Agents is what some people are hoping for.

Seems to, from what your saying SC, is that far from being a story about the impending abandonment of Newmarket by Yorkcourt Properties this is in fact quite the opposite! This is a very positive sign that our developers are paving the way for a swift transition from PP to building should we get positive news from the PI.

Thats how I see it. As you have said there was a very positive meeting last week with all interested parties including Yorkcourt where all were committed to the scheme. Lets hope the Planning Inspector sees it that way after the PI.
Its not the doom and gloom that some are hoping for.
