I doubt the odds are great and many sports clubs have struggled to progress grounds due to planning. However it is a site relatively isolated from the broader metropolitan open space and the local council may be open to sacrificing one location to retain others that have more value in the broader context even if it wasn't their first choice. Let's face it local councils are financially challenged with national govt withdrawing money annually. If they want to meet their sports and leisure targets, let's assume they have not achieved their longer term goals yet and s106 and CIL won't deliver everything, they may just have to compromise on which parts of open space are developed to meet their broader requirements across a range of sports. It might be this site it could be another, however lets just keep to nothing can happen.

| Houses on Valli's way fetch £750,000......increased traffic alone would kill any application. Fans were fed the same lines when we had the forum at the hive.....its not been thought through properly. They didnt even know the station was closed on Sundays.

Gosh big prices for London houses shock, worse there might be cars in London. Yes those are particular problems which will need to be addressed amongst many more. Harlequins used to play on a field with a few pitches and a stand with the club house in. As you say it'll never happen. I'm quite certain it has not been thought through properly and is flannel of the highest order, as spouted countless times. I'm also feeling we have 3 years left as a club, and even that's optimism.

You can have them. Building work at the Hive starts next week with the terraces being replaced in May.

There is currently 1 access route to the grounds, which is along Vallis Way.

If I owned a house worth £700,000 to £8000,000 then I'd be slightly concerned at the thought of a few thousand spectators turning my leafy suburban road into a major thoroughfare at weekends and all the associated fun that goes with it.
Here's a link to an application made in 2006 for a new antenna tower....7 letters complaining ansd whilst not relevant to the tower, they point to the reaction if they were going to put 5 or 10,000 seats in there...and the Primary School don't seem particularly "chummy" with the ground!

Sorry, but the "development" line is typical flannel that hasn't been thought through. There are 40 properties on Vallis way alone with a value of about £30,000,000. These residents, let alone those in surrounding streets will prevent anything bigger than a weights room being built.

| Thought everybody was saying this is the rubbish scabby part of Ealing? Now it's the most desirable with high cost housing.
an antenna tower and development of a sports ground are 2 very different things so what point is being made here? Only relaying comment from local residents not making pontificating from 12000 miles away

| To the west of the ground is an estate with a bad reputation. The houses being referred to on this thread are to the east.
The irony being that people are talking about "£750K houses" as if they are mansions, whereas anyone actually living in London knows that £750k is just about entry level for a house.

Well, those residents didn't manage to stop two previous developements within the grounds, nor were they able to stop the use of the current "temp/mobile seating" stands that are in use.
Trailfinders already HAVE an agreement in principle from Ealing Council, it was a condition they insisted on when they bought the site. Y'see unlike the Broncos' Trailfinders is run by Businessmen with serious Business acumen.

| Key problem will be that it is metropolitan open land. Not only must the council approve it, but also the Mayor of London and the government Minister.
If it can be shown to fall under this exemption of the restriction of new development on MOL then it has a chance.
"- essential facilities for outdoor sport and outdoor recreation, for cemeteries, and for other uses of land which preserve the openness of the Green Belt and which do not conflict with the purposes of including land in it .....;"
Problem is new stands obstruct views and reduce the openness of the land. In a normal application this isnt a problem as no one has the right to an unobstructed view. the test is when the development blocks light or overlooks a property and therefore affects someones right to privacy. With Greenbelt and MOL you have to show that the impression of openness hasn't been reduced. This was a constant problem at Underhill and why the South stand is smaller than what was wanted (Essentially because any taller and it blocked the view of the countryside beyond for those living next to the ground). For Ealing that makes developing anything other than on the western border difficult and explains why the stand the other side of the clubhouse is such an open structure.
One solution that might have a chance is using additional temporary structures which are dismantled\removed when not in use then permission might be gained for them to be in place for x days per year.
