Have you tried WHITLEY BAY or SOUTH SHIELDS ? there both about 10 miles out of the City centre, there's a direct Metro line straight to St james park takes about 30 mins , plus there both on the coast plenty of B&Bs and loads of pubs and bars.
Booked mine on the day it was announced. Cost me an extra £70 when i booked it in the evening than when I first looked in the morning. Scandalous. For the Friday and Saturday, a double room at the Premier Inn on Quayside has cost me £260!
