By the looks of things Newmaket doesn't look like its going to happen but anyway all Communities need Sports facilities, so I do hope the whole of WMDC doesn't get neglected, even more than it has been. With the ever increasing worry and problems over obesity in kids and people in general and the Government wanting to get kids out and henerally playing Sport more, it isn't much to ask imo. Like I said many City and Towns smaller than Wakefield have miles better sporting facilities.
Also speaking of shutting facilities, over in Thornes Park, the Council are also meant to be shutting the Tennis Courts and the Pitch and Put as well.

| It seems to me that until its revealed how much rent WT will actually have to pay, none of us really know how unreasonable the council are actually being.
I know for a fact that my team, probably amongst others (wigan?) pay a large amount of ground rent with very little scope for increasing matchday revenue.

But WT have been offered all matchday revenue. The council are saying WT want all stadium revenue, matchday or not all for next to no rent. Are we saying that the council are lying?

Not at all. I’m just interested in what rent would be in relation to what other clubs pay.
Saying they want to pay next to no rent is a bit ambiguos aswell.

They are also asking and I quote

And it's not as if they've mislead and said things like the Newmarket Development is nothing to do with WMDC before is it.
Ateotd we don't own the stadium, 88m do, so why should we pay towards doing it up, as well as a commercial rent, probably far more than it is at the moment?
Ateotd there seems to be more to this than what you've read from the Council. Recently we had the Chairman of the Trust, who are the people that deal with the Community Stadium, not the Club, get kicked out, because he'd had secret meetings with the developers at Yorkcourt. it was also found out that it was him that agreed, along with the Council that the big fridge be built outside the S106, talk about someone that's meant to be working for you're interests. Since he got kicked out, he's meant to have started another Trust up, one that the Council may prefer to work with and in essense control the Stadium. That seems to be a bone of contention from what I can make out. Also there has been a new company registered called Wakefield Trinity Ltd at Companie sHouse, that no one knows anything about and you wonder why the Club are seeking legal advice.

| Allowing a developer to circumvent an s106 by deliberately making contract terms favourable to the negative of the community should be considered fraud. WMDC have used sleight of hand to ensure that the s106 clause would not be envoked anytime soon by 'giving away' public land and greenbelt at that.
Why would they do that unless there is/was a massive financial incentive to them (personal backhanders?), you wouldn't do it just because you hate a rival team.
This isn't incompetence, it's a deliberate act that robs the citizens of an asset and the local rugby club of a place to play not to mention the whole untendered ground/land sale on the back of said promises. That act is unlawful as it defrauds the community at best and flies in the face of the obligations a LA has with respect to giving away land.
I hope WMDC and those involved get turned over, police should be involved as it's dodgy as fook.

But even with the controversial cold store the trigger point to build the stadium has not been reached. All this has been going on for a few years. If Wakefield T really did have a cast iron case against the developer and/or council they'd have been down the legal route long before now. I also find it hard to believe that any company (in this case Yorkcourt) would deliberately hold back on growing their business especially when any potential customers/tenants would quickly go elsewhere.

This is utter rubbish.
You really do need to look back at how we got to the current position and some of the "flipping" that WMDC have done here.
