Fair question I thought, no need to be so touchy. Glad to hear its not been called in. So when can we realistically expect building to start?

| As I understand it the position is:
WMDC Planning have passed the decision to the Secretary of States office and have delayed them from making the decision until after the General Election. There is an element of the development which sits on greenbelt land and as such it has a 50/50 chance of being called in for a Public Inquiry. If that happens and we extrapolate the timeline using Wakefield's PI as a guide then a decision alone could be 2 1/2 years away.
In terms of funding, the development requires a major supermarket to sign up and that isn't looking very likely at the moment. ASDA already have a presence nearby as do Morrisons. Tesco have scrapped their new store building programme and are in fact looking at closing a number of stores. Morrisons have just posted their worst profits in over a decade and gave also scrapped any new build plans. Aldi, Lidl, Farm Foods & Iceland don't build major stores so that leaves Sainsbury's who aren't showing any interest in the development, don't currently have plans to open any major new stores because they're concentrating on the smaller locals.
Take this how you like, I wish Castleford all the best in building or improving a stadium but it's a long way off and there's some major hurdles to get over.

The whole proposed development site is currently designated as Greenbelt in the LDF.
Equally, the supermarket in question is rumoured to be M&S and also Next are rumoured to have signed to place one of their Next Home stores on the development. Trust me, they have the tenants lined up and as such, if it gets handed back then it will move reasonably quickly. If not then I would expect a PI before the end of the year with a decision sometime towards the end of the first quarter of 2016.
Even if it does get handed back in May/June (which I think it will), then getting the ground up and running by the start of the 2017 becomes very tight. They clearly wanted to get the open-casting done during this summer and avoid the winter months. Only time will tell now!
Still, either way, I expect they will be in the new ground by the start of the 2018 latest.

Thought the major super market/store was a marks and spencer's super store.

I think you might be right with M & S. I know the one in the town has problems with a leaking ceiling. It is an old building and not attached to the Carlton Lanes Centre. They have wanted a bigger presence in the area for some time so 5 Towns would be a good option.
Regarding Next, they already have a store on the Junction 32 site, but as IA states the one applied for at 5 Towns would be a Next Homes store. The nearest been in Trinity Walk at Wakefield but like M & S its not big enough.

Wakefields Stadium was given OPP by the WMDC in Oct 2010 I think and called in by the SoS in the first week of Dec 2010. The final PI decision was made public around June 2012 so from memory, and I'll stand being corrected, it was about 2 1/4 years

We only seem to hit (or get close to 10k) when we play local derbies & maybe Wigan. Given that we are getting it for free no strings are we really in a position to demand changes at this late stage?.
If the demand is there for increased capacity we do what Warrington did and fill the corners in and fund it ourselves.

From OP to final PI decision nearly 3 years - add to that another couple of years with Yorkcourt not playing ball and you have to wonder if it will ever happen.
