Dear me, how many times does this need explaining.
It's not Wakefield's Stadium, never will be. It will be built by the developer as part of a much larger development - it's basically a freebie to get the deal done. It will be run by a trust that has nothing to do with the club but who's responsibility is to push sport in WMDC. This was also done to secure planning consent and various forms of extra funding. Not sure if he trust will actually own it.
Trinity will be the anchor tenant with a 99 year lease (I believe may be wrong on that). Cas can play there I'm sure but they will always be the secondary tenant - how that would disadvantage you I'm not sure but I suspect it would.
Wakefield Trinity make no money from the development, our input was to ensure it got passed - the stadium at a reasonable rent is our reward.
That's the best I can do for now.

| Quote: Gronk! "Wouldn't that have come from the PI, back before Cas had a deal with Opus and were between the Ben Bailey deal falling through and the Opus one being signed?
That puts the statement vastly out of date...but we can't tell some of the Neanderthals over on your board that, they're taking too much glee from it.'"
Longer quote on Cas, which puts it into the correct time context i.e Dec 2011; You have a deal with Opus & are awaiting an retail partner to join the group. After inspection of the facts presented to him (RW actually contributed to the opposition & the inspector visited WR & GH site- may have done more harm than good with retrospect) the inspector has made judgments & given some damming statements.
Quote: Gronk! "Castleford Tigers wish to pursue a retail scheme at the Wheldon Road site, but that is out of centre and at best problematic. Even so as Mr Francis noted that site alone could not generate significant revenue to fund a stadium let alone the lengthy new road link. Where would the rest come from even if a retail scheme came forward? The evidence is that it is unlikely, as the Tigers’ own announcement makes clear. The site would also increase travel distances for Wakefield fans.'"

Im sure you're right gronk, but if you accept it to be true, it means prior to whatever deal is in the pot currently, you were despite the pontifcations of some, you were heading nowhere.
That was not the view of your CEO, as for the deal now, I have no idea if that puts you further down the track than back then.
By fullys optimistic valuation you are looking at £5m for WR that leaves you well short of initial valuations and therefore well short of GH as it was touted.
Maybe this had something to do with the rumours of a coup, maybe the scales have finally fallen from the eyes of some people in Cas and they have other plans closer to home.
All I know is that was the view of an independent expert who had nothing to fain from bad mouthing Cas Tigers.
Maybe instead of believing RW it's time to rise up and oust him, because I would see nothing joyous if you were to falter.

I'd second that, especially the latter.

Kinley - First of all congrats on getting a "minded to approve" decision to be confirmed on or before 13th September 2012, not quite OPP just yet.
"The Secretary of State has been unable to reach a decision on this application by the target date of 19 June 2012, as previously notified. Because of the need to allow parties time to deal with the matters set out above, he will require more time to reach a decision. He now expects to make a decision on or before 13 September 2012."
The quote/s you and Sandal seem to be taking much pleasure from are in the "Case for Yorkcourt" as put to the inspector not the inspectors words or views although he does reach the same conclusion that a ground share is a non starter.

| I still won't be convinced about Newmarket until I see us playing there, but I do think it will happen before Glasshoughton, partly because the sale of Wheldon Road won't cover the cost, and partly because I don't believe a word Richard Wright says. So if Newmarket does happen, I fully expect you to be sharing it with us, which would in turn put a lot of pressure on the RFL. My biggest fear would be if you then sold Wheldon Road, and instead of using the money to fund GH, you used it to strengthen your squad! It could be a blessing for Cas as they would have the stadium, and significant money to become an instant force.

| I am going say this one more time, and will accept the abuse, but I said this first of you read posts here and casforum 17 before wakey went into admin and left their debts to creditors:
Only one stadium will be built in the ilk being proposed. When one starts, immidiately the blood will drain from the other. The first to lay turf, to the victor the spoils.
Stand by that view, business and logistical sense...... Still anyone's victory to claim.

The Opus deal was first announced in March 2011, Planning permission for a Supermarket was to be put in later in the year. The Newmarket PI was in December 2011. Read the following link.

I agree, -as a Cas fan it hurts to say that but despite the delusion and spin coming from Cas, which (in some cases) seems so readily to believed by the fans, the stone cold truth is that Wakey are now moving forward quicker than Cas. Look at the timescales that both stadium developments have taken and it is hard to see how Cas are progressing. And although I think there are still some pretty big financial questions about Wakey's liquidity which seem to have been brushed aside, I also agree with the comments about the direction in which RW has taken us. This club is not moving forward under his leadership and the clock is ticking.

Now thats what I call spin prior to the licensing applications not long to go to move into GH then!
Still I agree with other posters until the diggers move in (heard that before somewhere) then nothing is in place yet.

Not at all inside man. I actually think you have got over the main hurdle and was pointing out another hoop you need to jump through in the next 8 weeks. This been one of them:- companycheck.co.uk/company/02056198

Yeah - couldn't find any up-to-date ones. I have noticed they haven't made public last years accounts also.
