Remember, this is to take the Wakefield district to 2022 and Yorkcourt would not expect full occupancy for at best 5 years and more likley 7 to 10 years, as the plan.

As such, it is now a legal requirement for Wakefield to allocate 95ha (at least, they are now saying 108ha but even I think that is too much) for B8 development on the M62 Corridor. Ok, some people are arguing tha the M62 corridor should maybe also mean the A1 corridor, but that is real greenfield land out that way.

Also, this is not done in isolation, the Aire Valley is also required to contribute to the Leeds City Regional targets for B8, but the problem with the Aire Valley is that, well... it is a crap location compared to the M62 between Wakefield/Castleford & Leeds and the M1 south of J42. Hence the reason they have made it and EZ (Employment Zone), meaning the government give companies tax breaks and incentives to move there... the problem is, is that this sort of offer attracts short term boundary hopping companies who bugger off somewhere else when the incentives dry up!

The reason Yorkcourt and WMDC want Newmarket is that long term end-users want Newmarket... it is a very good location and they want an Asda, like at J31 or a Coca-Cola, like at J41 who will stay for decades at that location.

I know there is a lot of bickering about the details but I appreciate your clarifications on the details IA. This is by no means my area of expertise but I am interested because WTW are interested and you make it understandable without dumbing it down.

I did actual say "I don't know where the money is coming from". There was that group that Sir Rodney Walker was head of and (unsurprisingly) backed his old club Wakefield. That all sounded a bit pie in the sky.

So where is the money coming from?

A company called yorkcourt will fund nm if planning gets passed as its the only way they can get some warehouses built.
Gh will be funded by a company called opus in exchange for wr if planning gets passed there for a supermarket.

There has been plenty of questions rom Wakey fans regarding the funding of a new stadium at GH, Isn't it about time someone questioned the funding of a new stadium at NM on the back of the development of industrial units. I have worked in regeneration for some years and even in the boom period of the early to mid 2000s the value of industrial development has only ever been sufficient to provide the infrastructure required (roads, services etc) to fulfill the basic planning permission conditions.

In todays ecnomic climate I really cannot see a great demand for bespoke industrial units so at best Yorkcourt will have to build speculatively and that is a risk in itself never mind funding a stadium on the back of it to boot.

I understand that when Sir Rodney was asked at the PI where the funding was coming from to provide the stadium he suggested that £2m was coming from the council, £3-5m from the developer and the rest from the receipt for Belle Vue (do they actually still own it?) and bids to funding organisation such a Sport England(which have not yet been made). He further suggested that the £3-5m funding from the developer would be refunded if the other funding options proved more successful The man is either clearly deluded or he makes Richard Wright look like a novice in the spin doctor stakes (I think the latter). Perhaps one of our neighbours or IA from over the common can comment on where they think the funding is coming from because I just don’t get it.

You don't get it cas69 because it is not there, even if they sold/let all the Units tomorrow. I fear thet even if the LDF and the PI goes Wakey's way (50/50 IMHO) then they may be in exactly the same position as Cas are now.

According to Yorkcourt the projected profit from the Units is £9.5million and I am sure that they will not put all of that sum to a Stadium build.

Nah, you're wrong mate.

Everyone associated with WTWRLFC and especially G.Price's Fan Club are 100% sure that the funding is in place so I'm convinced.
