I would imagine it is much harder to get PP for an industrial base, than retail, given the area it is located in. Industrial land is much less valuable than retail too.

Also, with lots of warehousing stood free around the area...

If Tesco is the supermarket who takes the site (assuming it's an "Extra" store that gets PP) it's quite reasonable that the investment value will be in the £35m to £50m bracket.

Within that the land may get the club about £5m plus a share of the investment value of the completed development (another £10m or so). Given that this is what will pay for GH I doubt you'll see much actually going into the club's coffers as hard cash, but you'll still have the benefit of a strong asset base on the balance sheet.

There are more than enough who seem to delight in this in terms of Wakefield's development.
Mutual support should have been the line BOTH clubs take.

Both our franchise applications should have been 2 part IMO. The first focusing on what we each bring to SL individually, with the second focusing around how we each contribute to something bigger than either of our individual parts. The derby games between us produce a buzz around the region (you can already feel it this morning!), it's this buzz that fuels the regions desire for the game (pro and amateur). Losing the WT v CT derby games will be a big loss to the sport and the region.

I dare say on our part the line of mutual support would have been a lot more likely from AG than a Richardson. I couldn't imagine AG coming on the pitch to bag CT- he sticks to twitter!!!

ASDA can object all they like, the fact of it is, as the only current major supermarket in Castleford, their store is simply not big enough to cope with the demand and shopping there is a complete nightmare. The town desperately needs another major store.

Little 'un, you G Price fan club need to learn to read!

No-where I have "delighted" in the potential problems faced by Cas, I have simply given an honest and realistic view on the process ahead.

For the record I hope they do get a ground - that doesn't mean that burrying your head in the sand and pretending it will be straight forward, will make it any more likely to happen.

And Bonzo, it's not just Asda that will object - the town centre shops will object, as will residents (who wants the equivalent of match day traffic on their doorstep every day? - That's what a superstore will bring), as will the Highways Dept.

Sorry if the truth hurts, but these are the exact same things that every development of this kind have to overcome - and I hope you do!

I wouldn't say you stuck up for me - you didn't recognise that I wasn't trolling, just said that lots of people on both sides do.

However I will accept that you didn't intend to tar me as one of the trolls and apologise to you.

I would love both Wakey and Cas to be in a stadium such as the Keepmoat! They would need to ban wanyel though.

If we've learnt nothing over the past decade it should be why we come to watch RL; for the ground or the RL.
If like me its the RL then lets stick to that. Although I've dished out my fair share of negative posts over the past 10 years I couldn't care less about it now.
TBH I'm enjoying my RL far too much to worry about stadiums. We may not have had two pennies to rub together at the start of the season but I've enjoyed this season more than most in my 20 odd years of WT support.

Are we architectural pompous snobs or RL fans? I know which I'd prefer to be!

Does anyone else agree with me and Mr Kear? "The only thing things should count are; basic H&S requirements and the quality of RL you produce."- is that such an left-field comment??

Hope your all enjoying the season as much as we are!

On the contrary, the residents can oppose but the likelihood is that it will actually BENEFIT them.

After all, the whole area down there, Hicksons, Cas ground, the bus depot, Nestle - are all going to redeveloped in the future.

Additionally, with rising petrol costs, a new food store on their DOORSTEP would mean they can walk out their front door for their groceries and save money elsewhere for other things rather than driving to ASDA or having to walk into town and back again with heavy bags of shopping.
