Bolded bit is a bit of new news I suppose, wonder how soon "very soon" is this time though, taken from the new OS.

The developers have agreements with investment bankers, other banks and financial institutions to fund the build of the whole development. If the whole development does not get planning permission then York Court Properties will not build anything at all, meaning no stadium for Wakefield Trinity.
However....
When planning permission is granted the funding package will be triggered with the stadium being the first part of the development to be built. The developers have cleverly worked closely with WMDC, offering to solve the districts sporting facilities issues as well as providing Wakefield Trinity with a new stadium and hence relieving WMDC of another headache.
In return the council have been very much " onside" in terms of helping the developers to navigate the red tape. Without bending any rules, ignoring legislation or breaking any laws . The council have greased the wheels of the application process and any government investigation into this development will meet with nothing but comprehensive enthusiasm for this development from the council.
That's not to say that the development company have been relieved of any of their responsibilities in terms of meeting their obligations, what they have had is the benefit of the council's advisers when it comes to dotting all the I's and crossing all the T's of their planning application.

How many architects is RW down to now?
In all seriousness i think we're both becoming very nervous about the whole thing, will be glad when OUR council has told those nimbies in Methley to mind their own business and granted planning permission.- Honestly the nerve of these LS-Something residents!!!

| Access to Wheldon Rd has been one of the factors quoted as the reason why we need to move. However, what are peoples thoughts about access to the site where the ground has been proposed?
Over the past couple of weeks there has been various discussions on the radio about the current roadworks on 'Collorado Way'. Obviously there is a lot of disruption to traffic flow during the road works. However, numerous people have expressed that traffic flow prior to the roadworks was pretty bad also. Especially during Bank holiday etc.
I am sure that there are plans to increase the traffic flow capacity when the stadium is built. However, I can't help thinking that when we have a derby game down there, on a Bank Holiday, with Ponte races on, and with people visiting the other Excape attractions....the roads will be Chaos, and be potentially off putting for some!
At present down the lane, droves of people walk to the game or park in various places within a 15 minute walk of the ground. Hence when the game finishes people scatter in various directions, with only the 'game' traffic to contend with. Imagine being amongst shoppers traffic, Excape traffic and Ponte Races traffic at the same time.
I bet that those living around the proposed site are dreading the increased traffic that the new stadium will bring to their area. Some on the radio were saying that prior to the roadworks, on some days it was already taking them 20 or 25 minutes to drive a mile or 2. So, what will it be like when there is another 8,000 to 14,000 in the area on any one day. Trains aren't the answer! There are trains into Cas now, but I bet less than 5% of the crowd use them!!
Just food for thought!

| If you look at the application I beleive that all matchday traffic will be directed back along the new road to jct31 away from xscape. The entrance from Jct32 is to be altered to form a large giratory around McDonalds and Pizza hut.

The access road from J31 will accommodate all away fans (except for Hull) and will ease current congestion at J32 by providing better access to Xscape and Freeport for people coming from west of Castleford.
I speculate anyway...

If all the match traffic is shepherded towards one junction, with a few sneaking upstream towards 32....it needs to be extremely well planned otherwise it could still be a disaster! Both going to...and leaving from the game!
I hope the parking for the ground will be free ....as they may see that as a revenue generating opportunity also.

People will try and Park at xscape and Junction 32 and walk over, after a trip to the winterseam .
