Hi, in a way im always reluctant to post open questions that create more upset and disagreement than seem to get answers, i dont want this to turn into a cross fan/club slanging match or a bash the board session. The reason i ask the question on here is simply to find if anyone can or cares to answer the points as i have due to the fact i did not get a response from the club (that is the clubs choice as i am not some one they have to answer to - only i would maybe expect a watered down response as the club is a business and i am a fan).
* The new stadium going back a while was going to be controlled by a stadium company, the Club the Council would own whatever percentage share of the new stadium was decided. Is this still the case (how does Opus involvement change things and who will OWN the new stadium ?
* We waited a long time to find what the exact use of the stadium would be from the council point of view, what facilities they would have within it. Do/will the council still have facilities within it, did we ever/do we intend to use the 2 million the council made available to us ?
* Waystone were/gave us the land, they were also injecting 1 million into the build if memory serves me correctly ?
* What is the agreement with Opus, are they paying for the whole thing, or topping us up - i assume we paid for full planning permission on the new site (in part with the money from Joe)
but will Opus be covering the cost of the whole build ? do we have 'x' ammount of money in a bank account available to put towards the cost of the build (i remember R W saying we could fund the stadium already for 3/4 build) does this include the sale of our current land and the 2 million council money ?
If Opus are to pay for the stadium build what of the 'building funds for the new stadium' i.e buy a brick ?
* At what point will Opus make funds available - do we require full P P for Wheldon Road or will funding be made available once outline planning is obtained ?
I have looked over statements from the club over a period of time, every time i feel i have an idea what is going on i read some thing else that contradicts what i have read before and raises more questions !!!
Where is this club financially and are we still saving for the stadium (do the record sponsorship deals, selling of players moneys go towards the stadium kitty, to pay off debts or towards the retaining of top/young players as we await monies freed up from players on large contracts untill the end of 2012 for us to have money to improve the current squad) ???

and after being a supporter for 31 of my 36 years to a point my partner says im obsessed, i feel i know nothing icon_rolleyes.gif
Can anyone clear any of these points up - preferably with facts as i may be just intelligent enough to make an educated guess on all the above points myself !

It will only turn into a slanging match if the Wakefield fans grace this thread and try to troll or turn it into an argument thread (the usual suspects).

Anyway, in answer to your points:

1. Castleford Tigers will own the new stadium - we are paying for it ourselves.
2. Yes we do. Not sure on facilities - might be better off looking at the FPP schemes and stadium plans. From what I remember, think they'll have educational and classroom facilities but not sure on that.
3. Waystone have signed a contract for the land with us and they are/were putting in £1m base funding.
4. Opus are funding the full stadium build.
5. The club are looking at using all revenues made to enhance the stadium - we can't just settle for the minimum really (RW said at the Meet the Directors evening they are looking to bring the catering in-house etc).
6. Outline PP. Opus will be submitting plans for full PP, though.
7. Financially, we are a well-run club and very stable. We do not spend more than we earn. With Opus paying us for WR and us then paying for the stadium, there is less onus on us to save for the new stadium but as I've said above, the club are still looking for cash for further aspects. However, it is worthwhile remembering that we have paid for all planning stages, consultancy, design and architect fees. Licensing has also had an impact on our business and the way it's run so a lot of money has also gone into really improving our academy (as the results are showing now), increasing backroom/off-field staff etc etc.

Thanks for your reply Fully icon_thumb.gif - due to work/family commitments i dont really get too much of an opportunity to get to certain meetings/events, i would certainly like to.
I have spoke to Ben Parker, Denise Jeffrey and a few of the players i know past and present on several occasions through business and personal reasons but dont really like to talk about 'Rugby/Cas' issues unless it's some thing they instigate - they know im a fan, but i dont feel its fair or right to do so, if i have questions or want answers i would direct to the club, i was a little dissapointed at the lack of some form of reply !
Now we just need to hope the supermarket in question opts for our site ahead of others and the outline permission can be obtained !

The only bit I would disagree with Fully and many other peoples perceptions on here is the level of funding being provided by Opus. My undestanding is (and I have had a number of meetings with Opus in my work) that Opus have promised to fund the balance of the of the cost of the new stadium build i.e. less £2m offered by the Council, anything genearted by naming rights and cost of land and any other input from Waystone.
In my line of work I have some involvement in and knowledege of land values for various types of dvelopment use and whilst supermarkets is by far and away the highest value achievable currently, the value of the Cas site will not cover the entire build cost of a new 13,000 capacity stadium.

Wouldn't said supermarket have to choose their site before an OPP is applied for?

As I understand the situation, there are a number of different sites all tendering for the same opportunity.
Getting the nod that WR wouldn't need an environmental impact assessment is a pro for your bid, but as other sites already have FPP for such a development is it really that big a deal?

Lets hope Tescos choose WR and not the easy option with PP already granted.

Oh i see you know more than us, what are these said sites that already have planning permission??

The ones ive been told of are the bus station( Delayed due to WMDC skint) Bus Depot ( does not have pp and involves knocking down a school( Good luck with that)) and Lambsons old site ( No pp and more toxic than hicksons)

so come on then or are you just Trolling / Hoping / Praying

The tension on here is palpable.

Bridge Street was the one that I can recall, my original point was it's far from as straight as put in a OPP and get 15M, Tescos still have to choose WR- then worry about the problems of the planning system.

The reason why it's dead is because most times that someone seems to write something positive about the club, there is a huge plethora of trolling, negative comment from people who just rehash the same old rubbish and all that sort of tripe.

Another reason is that when some of us try to have a go back, we get (not from the mods) a load of bile about having a childish set-to.

It seems that there isn't much you can say without people deliberately trying to talk it down, the Tesco comment in your original post being a prime example. The original purpose of this thread was to find out some information, not to be subjected to your third-rate spin-doctoring.

You will now come back with some pathetic response about how I'm being too sensitive, how you've got more idea about the planning process than I'll ever know, how you can't tell us your sources because it's privileged information, and then you'll make up some pathetic little titbit of misinformation to get things running again.

That's how it works, and how it's worked on here for a long time now regarding stadium posts.

So, if you've some substantiated information, share it by all means, good or bad. If it's only your opinion, then to be honest, go and share it with someone who's thick enough to believe that what you say is 100% true.
